This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating actions taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned along with all redline prints. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes. Site Plan 1. Indicate the location of gas, water and sewer or septic line on property, and where each enters the building. Provide the location of your water meter and septic system if it exists. Foundation Plan 1. Note on the drawing the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used per R401.4.1. 2. Detail 2/S1.1 - Dimension or note that footing is be 12" below final grade. Floor Plan 1. Provide sizes and operable portion for all new windows - bathroom window, laundry room window, kitchen window. As well provide tempered glass per R308.4. 2. Note that shower enclosure shall be finished per P2710 with ceramic tile or a listed enclosure, to a height of 72" above drain. 3. Note and specify that shower enclosures shall have a minimum finished interior of 1024 square inches and shall be capable of encompassing a minimum 30" circle per UPC sec 410. All glass enclosures shall be tempered. 4. Provide ceiling heights for all areas on plan. If sloped ceiling, note average height. 5. Label all rooms on plan. Structural Plans 1. Specify roof live load and roof dead load on plan. 2. Provide details for the back porch columns (with foundation), with the connections to the 4x10 beam. Also, describe the beam connection to the CMU wall. 3. Bond beam with two #4 rebars is required at top of CMU wall. Provide in all notes and details 4. Plate with anchor bolts set into a bond beam is necessary on top of the CMU walls to connect the wall to the trusses. Per R606.10. Provide in all notes and details 5. Provide openings between new and existing attic. Minimum opening is 22" x30" for access and ventilation into over-framed areas. 6. Roofing: Asphalt shingles will require 2 layers 15# felt. Add a note to pertinent details and notes. 7. Detail 2: Size the steel in the stem wall bond beam. 8. Provide gable end bracing detail 9. Clarify detail 5: Is roof hanging from girder truss or is it bearing on CMU wall? If Girder Truss then provide truss calcs and hanger sizes. 10. Provide size of B2. Was previous roof bearing on this beam? 11. Give size of ridge beam Elevations 1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. 2. Cross reference cross sections. Plumbing Plans 1. Gas: ½" pipe is undersized for length and total load. Resize according to table 12-3 of 1994 UPC. 2. Plumbing notes should reference 1994 UPC (SEE NOTE 1 "1996") 3. Update fixture unit schedule using table 6-3, 1994 UPC. 4. Provide total developed length for water, meter size and pipe size from meter to house. 5. Show where water line from meter enters the house Mechanical Plans 1. Combustion relief: Two 50 square inch ducts are required for combustion air in the water heater room, per 1994 UPC, specifically AZ State Amendments. (see DSD website). Grill in door is not sufficient unless another would be added at top of door. 2. Dryer requires a 4" diameter vent only. 3. All habitable spaces shall be provided with heating capable of maintaining a room temperature of 68" at a point 3' above the floor per R303.6----SW room adjacent kitchen is most likely a habitable space and must comply. Electrical Plans 1. Provide changes for electrical in the existing bathroom. 2. Show refrigerator on its labled circuit (cir. 9) 3. Show outlets and switch that will serve and control garbage disposal and dishwasher. Show circuit number (cir. 7). 4. Depending on the use of SW room adjacent kitchen, smoke detector will be required in the room and in the kitchen. 5. Where ceiling fans are shown, provide a note indicating that only approved boxes shall be used, Per E4001.6. 6. Ground and Bond size is too small. Resize, minimum #4. 7. Provide receptacle for gas range. 8. Provide receptacle in hallway. >10' 9. Reconfigure receps in master bedroom to provide a minimum 12' between each receptacle. MEC 1. Provide energy calculations per 1998 IECC, or comply with IRC chapter 11. 2. Callout the "R" values of the insulation and walls, as well as the "U" values of the windows and doors in conformance with the energy calculations provided. |
