The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

1. Written approval from the Department of Solid Waste Management is required for curbside pickup. Contact John Clark at 791-5414 ext. 1004.

2. The ingress/egress must be a standard driveway apron. See City of Tucson Standard Detail 206 for design requirements. The plan appears to show that this is not a standard driveway apron. It appears that the intention is for cars to enter over the sidewalk. This is not acceptable. Please show a standard driveway apron on the plan.

3. The sight visibility triangle at the corner of Alaska and 12th is incorrect. The length should be 125 ft.

4. The sight visiblity triangles at the egress/ingress on Alaska are incorrect. Switch them. The near side length is 185 ft. (east length). The far side length is 110 ft. (west length).

5. As shown on the supplied documentation the existing right-of-way width for 12th Ave.is 115 ft. However, it has not been shown that it is intended that the centerline of the street be changed. As such, the MS&R half right-of-way width of 50 ft. from street centerline must be shown. Also, show the future curb location and the future sight visibilty triangle. OR Written conformation of your assertion that the street centerline will be changed must be provided from City of Tucson Department of Transportation.

6. Close all curb cuts and depressed curbs which are no longer needed as per Tucson Code Sec. 25.43.

that "the area between the right-of-way line and sidewalk
and the area between the sidewalk and the curb, if not covered with vegetation, shall be covered with
an appropriate inorganic ground cover, such as decomposed granite." Revise the plan to comply.

4) The site is subject to LUC 3.7.2.4.A. which requires that "fifty (50) percent or more of the area of the street landscape border must be covered with shrubs or
vegetative ground cover. The required ground coverage must be achieved within two (2) years from the date of planting.

5) An interior landscape border per LUC 3.7.2.4.B is required along the east property boundary. Revise the plan to comply.

6) The refuse storage area may not be located within the public right of way, per LUC Table 3.7.2-I the area must be located behind the street landscape borders and screened from adjacent streets. Revise the plans to identify the storage area and provide necessary landscaping and screening.

7) The street landscape border required along 12th Avenue must be located based on the MS&R right of way. Dimensiion the MS&R right of way. LUC 2.8.3.4

8) Per LUC 3.7.3.2.B screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street
landscape border from the street. Revise the plans as necessary.

9) A 5' screen is required along Alaska Street per LUC Table 3.7.2-I, unless the project is "across the street from nonresidential uses or unimproved, nonresidentially zoned parcels" in which case 30" screen may be provided. Include a zoning label for the parcels located across Alaska Street and revise the plans to include the required screening.

10) Existing curb cuts which are no longer used are subject to the provisions of TCC 25-43. Contact Engineering for additional information.

11) Per LUC 3.7.4.5.A "A water-conserving irrigation system is required for all new landscape plantings." Include information on proposed irrigation methods. A plan is required per LUC 3.7.4.5.C.

12) Per LUC 3.7.4.3.B "Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area." Revise the plans as necessary.

1. The building is shown to be in different locations on the site plan drawing (farther from the 12th Avenue curb) and the SVT/drainage plan (farther from the 24' PAAL). Please revise one or the other for consistency and dimension the building on the drawing.
