These lots must be combined with an Assessors tax combo form and a recorded covenant which can be obtained from the zoning review counter. Please provide documentation of lot combination. 15. Areas that are striped pedestrian paths which are not cross-walks must be made of concrete and be physically separated from adjacent PAALs/vehicle use area. Please revise pedestrian paths located to the west of the row of vehicle parking. DS 2-08.4.1

16. The existing building is dimensioned at 19 ½ feet from existing curb location and does not meet the MS&R setback requirement of the greater of 21 feet or the height of the building measured from back of future curb location. A Board of Adjustment Variance will be required as this is a change of use requiring full code compliance. The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

1. Show and dimension vehicule ingress/egress (driveways). Vehicles can not be allowed to drive over curbs. The maximum allowable curb cut width is 35 ft. See Chapter 25 of the Tucson Code for other curb cut limitations. DS 2-02.2.1.A.11

2. Show the MS&R future right-of-way for 12th Ave. (100 ft.). Show the future curb (11-ft. from the future right-of-way). DS 2-02.2.1.A.19

3. Show existing and future sigfht visibility triangles for 12th at the proposed driveway(s) location. The near side is 345 ft and the far side is 125 ft. Show the existing and future sight visibility triangles for the corner of 12th and Alaska. There is no near side. The far side is 125 ft. If a driveway is proposed on Alaska the near side would be 185 ft. and the far side 110-ft.

4. Vehicular circulation must be clearly defined. Clearly define and dimension ingress/egress and PAALs. DS 2-02.2.1.A.12
