q There are no general comments to address.

ARCHITECTURAL:

q At 20,000 square feet, this mercantile building is required to have a sprinkler system [2000 IBC Sec. 903.2.6]. The plans "barely" make reference to this requirement (I looked forever to find a reference to a fire riser). Please provide a note on the cover sheet and on Sheet P-1 clearly indicating that an automatic sprinkler system is required per Section 903.2.6 of the 2000 IBC and is to be installed throughout in accordance with NFPA 13. Sprinkler plans are to be submitted under a separate permit.

q The corridor leading up to the drinking fountain is too narrow to allow for accessibility [ANSI A117.1-1998 Sec. 304]. Because the corridor is only 4'-0" wide and dead ends at the drinking fountain, a person in a wheel chair does not have the clearance to turn around after using the drinking fountain.

q Include in the specifications that building insulation shall have a flame spread index of not more than 25 and a smoke-developed index of not more than 450 (including the vinyl faced metal building insulation) [2000 IBC Sec. 718].

STRUCTURAL:

q The shop drawings for the metal building need to be submitted as part of the review package, and not as a deferred submittal. These shop drawings must also be reviewed by the Engineer of Record for conformance to his design intent and must have a review stamp provided by the Engineer of Record indicating such.

q The signature of the owner or his legal agent needs to be provided on the Special Inspection Certificates that have been submitted.

PLUMBING PLANS:

q See the architectural comment regarding the requirement for a fire sprinkler system.

MECHANICAL PLANS:

q There are no mechanical comments to be addressed.
