Drainage Report:

1. Explain how offsite runoffs will be permitted to enter and be conveyed through the subject project.
2. The drainage exhibit does not show the onsite watershed(s). It is not clear if the whole site will drain as one watershed or several.
3. Any regulatory runoff on or adjacent to the site, which impact the site has to be addressed (i.e. the quantity, water surface elevation, erosion setback line etc.).
4. According to D.S. 3-01.4.4.F. 10-year flow has to be completely conveyed under sidewalks when the runoff crosses any sidewalk. This also applies to roof drainage. Show proposed roof drainage directions and demonstrate compliance with this requirement and include any design calculations in drainage report.
5. The detention basin design table appears to have incorrect volume numbers. Revise the table and the routing calculations as necessary.
6. Although it appears that the proposed detention/retention basin will accommodate the full development of the subject parcel, it should be clearly stated in the report.
7. Determine the minimum finished floor elevation for Pad #1. Additionally, address in more details how the future drainage for Pad #1 will be accommodated (i.e. any proposed channels, scuppers or any other drainage conveyance system).
8. For detention/retention purposes, provide a soil's report, which addresses the requirements stated in item #6 of Chapter XIV "Detention/Retention Basins" of the "Standard Manual for Drainage Design and Floodplain Management in Tucson, Arizona".
9. The drainage report does not address erosion control requirements for the proposed detention/retention basin inlets and outlets. Provide design calculations as necessary.
10. Address the impact of the detention/retention basin discharge onto the proposed future drive extension.
11. Show the permanent water harvesting areas and how you propose to convey onsite runoff including roof drainage to the proposed water harvesting basins.
12. Based on the requirements of Section 1.5.2. and Chapter 14 of the Standard Manual for Drainage Design and Floodplain Management in Tucson, Arizona, provide a maintenance access for the proposed detention/retention basin and address in the Drainage Report the basin maintenance responsibility including a maintenance check list.

SITE PLAN:

1. The length of the northern future sight visibility triangle, at the northern entrance, is shown to be 12 feet. Revise.
2. Provide drainage pattern (including roof drainage) and all proposed finished floor elevations in accordance with D.S. 2-02.2.1.16.
3. Provide estimated cut and fill (D.S. 2-02.2.1.17).
4. The future drive extensions to adjacent properties require cross access easements.
5. Provide a stabilized decomposed granite trail and a paved multi purpose pathway along Houghton Road in accordance with Pima County Trail Map and City of Tucson Planning Task Force proposed Houghton Road Area Plan. Coordinate the specifics of this requirement with City of Tucson Parks and Recreation (i.e. location, width, materials etc.).
6. Provide access into proposed detention/retention basins for maintenance (A minimum of one 15-foot-wide vehicular access ramp shall be provided into each basin. The maximum roadway or access ramp slope shall not exceed 15 percent. The City Engineer will review alternate means of access on a case-by-case basis (SMDDFM 14.3.3 & 4 and 2.3.1.6.C)). Additionally, provide some kind of barriers to prevent the public from having vehicular access to the basins through their inlets (removable post barricades or Bollard, etc.).
7. Demonstrate how offsite runoffs will be accepted into this project.
8. According to D.S. 2-05.2.4.H.3. and D.S. 3-01.4.4.F. 10-year flow has to be completely conveyed under sidewalks when the runoff crosses any sidewalk/walkway. This also applies to roof drainage. Demonstrate compliance with this requirement.
9. Label all proposed depressed curb and their length.
10. Provide cross-sections and details for the proposed detention/retention basin.
11. Please be advised that based on the future plans for Houghton Road, the Houghton Road Access may have to be eliminated in the future.
12. For future reference, the Site Plan and the Grading Plan should be detached and submitted separately. Each of the plans should have the required information to stand on its own.
13. Revise the Site Plan according to the Drainage Report revisions.

05/07/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Per LUC 3.7.5.2.D.1 "all areas between the MS&R right-of-way line and the existing street right-of-way that are disturbed by development shall be revegetated with native vegetation." Revise the plans using only native, indigenous vegetation between the SCZ buffer and the public right of way. Per DS 9-06.4.1 "the landscape plans submitted
for review must include a comprehensive list of native vegetation that exists on the site and in the immediate areas surrounding the site. Selection of plant material for use on the project will be from that comprehensive list." Include the list of indigenous plants on the landscape plan.

2) The Native Plant Inventory must contain an aerial photograph, showing the site’s boundaries, the locations of all Protected Native Plants within those boundaries, and the
plants’ identification numbers keyed to the inventory list.
[DS 2-15.3.1.A.3] The required information must be consolidated on one sheet.

3) A Plant Preservation and Salvage Plan is required on an aerial photograph showing the locations of the following.
A. Limits of all areas to be graded.
B. Location of proposed roads and utility easements.
C. Existing topographic contours at two (2) foot maximum contour intervals.
D. Disposition of all Protected Native Plants keyed to the inventory list and showing the following designations:
1. Plants to be preserved-in-place.
2. Plants to be salvaged and transplanted on-site.
3. Plants to be salvaged and removed from the site.
4. Plants to be destroyed.

4) The Plan shall affirm, by a statement on the Plan, conformance with the requirements of the Federal
Endangered Species Act and the Arizona Native Plant Law.

5) Revise note 7 on NPPO-1 to state that a copy of these reports shall be submitted to the Development Services Department (DSD), rather than Parks and Recreation and Planning.

6) Revise the plans and calculations to exclude any protective native plant credits within the public right of way. Credits may only be claimed for plants located on site. A seperate NPPO Plan will be required prior to receiving permits for right of way development. This plan should be submitted to Gary Wittwer RLA, Tucson Department of Transportation, Engineering Division.

7) City Engineer approval is required for any landscaping in the public right of way. Contact Gary Wittwer RLA, Tucson Department of Transportation, Engineering Division for information.
