SUMMARY: The Site Plan and Drainage Statement were reviewed by Development Services Department, Engineering Division on July 2, 2003. The site plan was not approved. Please address the following comments.

Site Plan Comments:
1) The FEMA floodplain limits shown on the site plan does not match the FIRM panel or the FEMA workmap. Revise the site plan to show the FEMA flood plain limits as shown on a FEMA map. (DS 2-02.2.1.A.15)
2) Revise the drainage statement to include discussions of any FEMA encroachment, water surface elevation and all weather access.
3) Revise the location of the structure to remove it from the FEMA floodplain limits.
4) A Floodplain Use Permit will be required for any work within a delineated floodplain limits. Submit a Floodplain Use Permit Application and the revised Drainage Statement with the next submittal.
5) Revise the site plan to show estimated cut and fill quantities. If the estimated fill quantity exceeds 50 cubic yards, a grading permit will be required. (DS 2-02.2.1.A.17)
6) Revise the site plan to show finish grades. Provide proposed spot elevations in graded areas including the driveway area and the edge of the building pad. (DS 2-02.2.1.A.16)
7) Revise the site plan to provide bearings and basis of bearing for the site. (DS 2-02.2.1.A.5)
8) Revise the site plan to provide basis of elevation for existing and proposed grade and for FEMA 100-year water surface elevation. Discuss any discrepancies in datums. (DS 2-02.2.1.A.23)
9) Demonstrate that the site will have all weather access. Show proposed elevations and show the proposed water surface elevation where the floodway crosses the proposed driveway. If the proposed driveway does not provide all weather access, consider obtaining an access easement through an adjacent property.

Revise the Site Plan and Drainage Statement to address all of these comments and resubmit two copies for review. Include a letter explaining how each comment has been addressed. When the site plan is approved, submit application for a grading permit, if it is determined to be necessary.
