COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Revise the zoning classification from C-1 to C-2.

2. The parking calculations should be revised to reflect the most current criteria. Vehicle parking is based on one (1) space per 250 square feet of gross floor area and one (1) space per 10,000 square feet of gross lot area. Per the new calculation the number of required vehicle parking spaces is 30. Revise the calculation as required. Delineate and properly annotate the parking spaces that are to be used by the customers and the area reserved specifically for the vehicle display areas. The expansion of 963 is less than 25% of the existing gross floor area and the entire site does not have to meet full code compliance but all requirements for the expansion must be met. Based on the proposed building expansion, four additional vehicle-parking spaces are required and one of the spaces must be a handicap accessible space (van accessible). Show graphically on the plan the location of existing and required handicap parking spaces. The van accessible parking space must be provided with an eight (8) feet wide access aisle. Provide wheel stops where necessary for the new four required parking spaces. When revising the parking calculations include the handicap parking spaces. DS 2-02.2.1.A.8

3. The new five (5) feet wide sidewalk along the east side of the proposed addition must be physically separated from the vehicular use area (PAAL). Indicate on the plan if the sidewalk is a raised walkway or if the sidewalk will be flush with the pavement but physically separated by curbing, wheel stops, or other method. The sidewalk must also be accessible for the handicapped. Add access ramps if required to provide access to the handicap (based on the handicap vehicle parking spaces). DS 2-02.2.1.A.12

4. The previous site plan, which was submitted with the site plan submittal packet as reference is not very legible and the actual number of customer vehicle-parking spaces provided, is not clear. If the site was provided with excess vehicle parking spaces for customers and the number is greater than the number required per today's parking criteria disregard the comment regarding the wheel stops.

The previous plans approved for zoning compliance by the Planning Department on 10/01/84 (obtained from COT Records) include a planting plan and annotations by the reviewer which are consistent with the regulations in effect when existing development received zoning approval.
