General
1. Plan note references to the IRC throughout the plan set must be revised to reflect the applicable IBC references. The IRC code governs only 1 and 2 family dwellings.

2. Fire barrier walls and horizontal assemblies must have a fire resistive rating determined in accordance with IBC Table 302.3.3.

Sheet 3.1
1. Note 16 relating to garage door openings does not appear to apply to this project. Please delete.

Sheet 4.1
1. Provide the item number from IBC 719.1(2) for the vertical dwelling unit separation or the listing number for the wall assembly from an approved testing agency. Ref. IBC 708.1. The assembly specified must meet the IBC sound transmission classification criteria. Ref. IBC 1206.

2. Provide the item number from IBC 719.1(3) for the horizontal dwelling unit separation or the listing number for the horizontal assembly specified from an approved testing agency. Ref. IBC 710. The assembly specified must meet the IBC sound transmission classification criteria. Ref. IBC 1206.

3. Specify the listing number from an approved testing agency for the protection of the penetrations of fire rated assemblies. Ref. IBC 711.

4. The plan shows a 4" elevation differential from finish floor elevation to the porch slab at the entry condition. Please revise to provide an accessible entrance for the ground floor units. Ref. IBC 1105. Detail the threshold for compliance with IBC 1003.3.1.6.

Sheet 4.2
1. Provide a dimension for the stair width. Ref. IBC 1003.3.3.1.

2. The stair treads and riser dimension provided on the plan must comply with IBC 1003.3.3.1. The elevation of the first floor landing is called out as 99' 8". The elevation of the second floor landing is called out as 100' 0". Please resolve the 4" discrepancy. Treads and risers are required to be uniform. Ref. IBC 1003.3.3.1

3. Detail the handrail for compliance with IBC 1003.3.3.11.

4. Detail the guards for compliance with IBC 1003.2.12.1.

1. The code reference shown in note 2 at the nailing schedule is to the 1997 UBC. The code reference for the 2000 IBC is to Table 2304.9.1.

1. The references to the governing code in the notes should state the 1994 UPC with State amendments.

2. The fixture values for the water supply are to be taken from UPC Table 6-3. The fixture values for drainage piping are to be taken from UPC Table 7-3.

MECHANICAL COMMENTS
Sheet M1
1. The reference to the governing code in note 1 should state the 2000 IMC.

2. Please show the size route and point of termination for condensate disposal. Ref. IMC 307.2.

3. Please specify the provisions for outdoor ventilation air. Ref. IMC 403.

4. Please clarify if domestic range hoods are to be provided. If so, note size, material and point of termination. Ref. IMC 505. Through penetrations of horizontal assemblies must comply with IBC 711.
