COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The last approved site plan or an as built drawing was not provided with the site plan submittal packet. There is no way to verify requirements or locations of existing bicycle parking or loading zones if they were applicable at the time of original construction or last full code compliance as a result of any expansion greater than 25 percent. Some of the following comments are related to the issues that may need to be addressed via last approved site plan or permits.

Although this is not an expansion of lot or building area but a reconfiguration of parking lot and relocation of the drive-through this plan should include the information as noted in the following comments. This site plan will become the most current and accurate document for this site and must be complete.

2. Add to the plan the legal description of this parcel. DS 2-02.2.1.A.2

3. A project location map drawn at a scale of 3 inches equals one (1) mile must be added to the plan. The location map must cover one square mile and must include major street names, north arrow, and the project location must be labeled. The section, township and range must be labeled as well as the surrounding section corners.

4. The Height of the proposed canopy structure must be labeled in order to verify the required setback from the south property line.

5. Indicate on the plan or provide a copy of the previous approved site plan that states the number of parking spaces that were provided per the previous plan. If the number of parking spaces provided per this reconfiguration exceeds the number of spaces provided on the previous plan, bicycle parking for the number of excess vehicle parking spaces provided will apply. A minimum of two parking spaces all class two would be required. In addition please dimension the width of each drive-through lane. Minimum width is 11 feet with a minimum of nine (9) at the ATM windows.

6. If bicycle parking is required per comment 5, please indicate the location, type of rack and number of bicycles the rack holds and a dimensioned detail drawing of the proposed facility. See DS 2-09 for more information regarding bicycle-parking criteria.

All sidewalks must be constructed of of portalnd cement concrete except at cosswalks. The sidewalk between the vehicle parking spaces which are in the middle row of parking spaces must be constructed of concrete. In addition the sidewalk must be handicap accessible. Demonstrate that the access ramps next to the handicap parking spaces meet code for construction and slopes. Show the direction of slope and label. DS 2-02.2.1.A.12 and DS 2-08

7. If applicable indicate and label the location, type, size, and height of existing or proposed freestanding signs.

11. Please add the following LUC data information on the plan. The use has been approved by the SC judgement #71844 as noted in general note 3. The development must meet the LUC requirements as if this site was zoned C-1. The LUC data for the financial services use with the development designator "28" must be listed on the plan. Allowed and proposed floor area ratio, the building height, the number of required and proposed vehicle parking (as listed) and if applicable the number of required and proposed bicycle parking spaces and loading zones.
