q Remove the 'preliminary not for construction' stamps from the plan sheets.
q Provide complete design plans and structural calculations for the second floor of the parts storage room. Note that this area exceeds the limits of a mezzanine and must comply as a second story. Also provide design for egress of this area.

ARCHITECTURAL:
q Sheet T1: Revise the Building Code Data information to reflect the actual building area including the canopy area in compliance with IBC Section 502.1 'building area' definition by including the canopy areas in the allowable area calculation.
q Sheet T1: Revise the Building Code Data information to identify the occupancy of the canopies. Indicate the canopy for service write-up as S-1 since it is for the vehicle area. Also specify the occupancy and use proposed for the second floor shell space. The design shall be based on a specific use as design does not accommodate all occupancy types.
q Sheet T1: Revise the Building Code Data information by indicating whether the design is 'nonseparated' or 'separated' uses in compliance with IBC Section 302.3. If 'separated' uses, detail all fire barrier constructions accordingly. Note that the 'mixed occupancy calc' is not needed where uses are 'nonseparated'.
q Sheet T1: Revise the Building Code Data information to show the allowable vs. actual building area calculations includes the canopies. Clearly indicate basis for any area increases taken, by indicating yard widths, locations, building perimeters with and with out yards. Note that building is larger than noted when area of canopy is included as required. Also show actual floor area and allowable area on a per floor basis. Clearly show second floor areas of the shell space and the parts room.
q Sheet CO: Show and identify locations and dimensions of all yards used to gain increased floor area.
q Sheet C2: At each exterior door location, specify the exterior finished grade to equal the interior finish floor level to comply with accessibility standards.
q Sheet A1: Room 25, Parts storage, is required to comply with IBC Section 302.1.1 unless data is shown to substantiate compliance with Table 302.3.3, Footnote b. This includes the second floor area as well as this is an aggregate limit.
q Sheet A1 & A2: All toilet rooms shall be of accessible design per ADA, ADAAG and ANSI A117.1-1998. See ADA Section 36.401 (d)(3), ADAAG Section 4.1.3 (11) and IBC Section 1108.2.
q Sheet A1: Corridor 7, doors 11 and 13, provide at least 12" clear maneuvering clearance on the lockset side of the door per ANSI A117.1 Fig. 404.2.4.1(b).
q Sheet A2: Egress for the second floor is not clearly illustrated to be in compliance with IBC requirements. The second floor area of the parts room will require two exits per IBC 1005.2.1 & 1005.2.2. The interior stairs proposed are not in compliance with IBC 1005.3.2. and 1005.2.3. Further, the second floor shell space egress path using the interior stair egress path through the lounge is not in compliance with IBC 1004.2.3 which prohibits egress through intervening rooms that are not accessory to the room being egressed.
q Sheet A2: IBC Section 1104.4 requires floor areas exceeding 3000 s. f. to have an accessible route and accessible egress. Plans must show extent of the parts room second floor plus the other second floor areas to be less than 3000 s. f. or provide these features if not otherwise required by ADA.
q Sheet A2: ADA requires the second floor of buildings to be accessible when the building is part of a shopping center. See ADA Section 36.401 (d). This building is in the Tucson Mall/Auto Mall complex.
q Sheet A2: Toilet rooms shall comply with accessibility standards. See ADA Section 36.401 (d)(3) and IBC1108.2
q Sheet A2: Clarify the purpose of Door 36A and its location behind a ladder and not opening to a floor or guard rail. Also the ladder references sheet A17 which is not in the set.
q Sheet A5, Detail 6: The energy analysis shall evaluate and include the effect of having this rain gutter design.
q Sheet A6, Details 1 & 2: Maneuvering clearances for doors are not in compliance with ANSI A117.1 Section 404.2.4. Recheck doors to and from rooms as well as to accessible toilet compartment. Toilet compartment door can swing in if space complies with ADAAG 4.22.2 & ANSI A117.1 - 604.8.1.2 and ANSI A117.1 - 604.8.1.4.
q Sheet A6, Details 1 & 2: Detail toilet paper dispensers to be located in compliance with ANSI A117.1 - Fig 604.7.
q Sheet A6, Detail 1: Clarify detail reference cut at drinking fountain as it is not applicable to this location.
q Sheet A6, Detail 1: Drinking fountains shall comply with ADAAG 4.1.3 (10)(a) by providing hi-lo type fountains. Also verify fountain does not encroach into the required clear space at the doors to the restrooms.
q Sheet A6: Revise the dimensions of the Fixture Mounting Elevation to be legible.
q Sheet A8: Add exit signs at grid lines D-4 and E-4 to clearly indicate egress route from main floor into the reception room and around the kiosk to door 3. One of these signs is shown on electrical.
q Sheet A8: Window type W3 is not in compliance with IBC requirements for a 90 minute rated fire window/door assembly. The glazing area is excessive. Provide a copy of manufacturer's data that verifies this assembly has been tested and is listed as a minimum 90 minutes. See IBC Table 714.3.2 and Section 714.3.2 as well as the general requirements of 714. Also provide documentation glazing is in compliance with IBC 2406 Safety Glazing provisions.
q Sheet A10: At all roof mounted equipment with in 10' of the edge of roof, clearly specify the finished elevations of the roof and top of parapets to ensure parapets are at least 42" higher than the roof surface. See IBC Section 1003.2.12.4.
q Sheet A10: Provide detailed design of roof drainage system including the overflow drainage system. Specify the slope of gutters in compliance with UPC requirements. Over flow scuppers shall be three times the size required for a roof drain. Provide design of gutters including joining system listed for condition of being an integral part of the building. Sheet A11 refers to the plumbing plans, but not design is provided on the plumbing plans.
q Sheet A12: Revise stair plan views to reflect that handrails will be returned to the walls at the ends for required safety terminations. See IBC 1003.3.11.5.
q Sheet A12: Indicate compliance with IBC Sections 10033.3.5.1 & 1003.3.3.5.2 for the exterior stair.
q Sheet A12: At interior stair, provide a section detailing the center wall construction, supports and attachments.
q Sheet A13 Detail 1: Provide copy of structural calculations verifying guard and rail design complies with IBC Section 1607.7.1 for materials and connections.
q Sheet A13 Exterior Wall Finish System: Specify the ICBO or NER report #'s for each system and specify for installation to comply with theses reports.
q Sheet A13 Hardware: Provide hardware cuts for locks and latches sufficient to allow verification all egress will comply with IBC 1003.3.1. Some hardware does not comply with 1003.3.1.8 & 1003.3.1.8.1. Also clarify by note that lever style door latch/locks are to be provided.
q Sheet A14 Toilet Accessories: Specify toe clearance under partitions to be 9" per ADAAG and ANSI A117.1.

STRUCTURAL:

q A special inspection form is required for the following:
· Structural Welding
· Earthwork
· Masonry
· Structural Wood
q Provide metal building plans and calculations with these plans. Deferred submittal of metal building design is not acceptable.
q Floor live load should be 125 psf for light storage instead of 80 psf used in calculations. 80 psf is not listed in ICC 2000 as typical occupancy load, unless you intend this load to cover any future corridor if space is for office use. The future use must be established in the design basis.
q Detail termination of canopy columns framing, also attachment to steel column.
q How is the 3 side open canopy laterally supported in north/south direction?
q Details 2/S4.2, 1/S4.3, 13/S4.3 need to call out mansard roof decking continuity nailing with support blocking over the in plane braces and to wall attachment.
q How is the building laterally supported at gridline F (with floor level)? No braced frames are shown at the first level. Metal stud wall is shown on 2nd floor but no sheathing and screwing is specified. The same applies along gridline 4 and 8.
q Detail metal stud wall to masonry connection at gridline 8/F.
q At stair landing plan B/S31, provide design for guards and attachments and provide copy of structural calculations verifying guard and rail design complies with IBC Section 1607.7.1 for materials and connections.

MECHANICAL:

q Sheet M2: Please explain basis of no occupants for the showrooms on the air calculation table. There is furniture shown and there will be occupants. Typical of other areas where no occupant load is noted.

PLUMBING:

q Sheet P1 Note 60: specify gas pressure for building piping, design and design basis etc.
q Sheet P2: Clarify plumbing fixture P9 is a hi-lo type with dual spouts.
q Sheet P3 Detail 7: Clarify whether the trench drain has a trap and vent at the inlet to the drainage piping. If not, revise the inlet to the interceptor to an 'el' fitting as a 't' fitting will allow venting of the interceptor into the building.

ELECTRICAL:

q Sheet E2: Add an exit sign at grid line E-4 to clearly indicate egress route from main floor into the reception room and around the kiosk to door 3.
q Sheet E2: Clarify that fixtures having back up power are sufficient to illuminate the show rooms, reception room and customer lounge with minimum 1 foot-candle at the floor per IBC 1003.2.11.2.
q Sheet E5: Verify lighting fixture type D3 is correct for the exterior stair. There is no roof over this stair.
