All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: q There are no general comments to be addressed. ARCHITECTURAL: q Call out on the plans the "U" values of the windows and doors in conformance with the energy calculations provided. q The energy code calculations have been sealed, but the seal is not signed and dated. Please provide. STRUCTURAL: q Will there be wood posts at the bearing locations for the girder truss? If so, what are the connections for these posts to the roof framing and foundation? Please clarify. q Locate and identify shear wall types and locations. Provide shear wall bracing details and notes for exterior frame walls and main cross-stud partitions, [2000 IBC Sec. 2308.9.3]. Bracing needs to follow the following criteria: · Prescriptively wall panels need to be a minimum width of 4'-0" (8'-0" wide when made of gypsum board) and they need to start within 12'-6" of the end of a braced wall line [2000 IBC Sec. 2308.9.3 ]. An alternate braced wall panel is available that is minimally 2'-8" wide which requires hold downs in addition to anchor bolts [2000 IBC Sec. 2308.9.3.1]. · Offsets out-of-plane in braced wall lines can be no greater than 4'-0" with a total offset in any line of 8'-0". · Methods available for braced wall lines and their spacing needs to be per the requirements of seismic category "C" in the 2000 IBC Table 2308.9.3(1). q If bracing does not comply with the prescriptive provisions of the 2000 IBC, then provide a lateral analysis performed by an engineer registered in the State of Arizona. Wind forces for single story residences shall use 90 m.p.h., Exposure "B". Two story residences or areas of higher wind shall use Exposure "C". MECHANICAL: q There are no mechanical comments to be addressed. PLUMBING: q There are no plumbing comments to be addressed.
