2) Per DS 2-06.3.8.I "Trees are to be planted an appropriate distance from refuse dumpster locations so that the tree canopy, at maturity, does not obstruct collection." and per DS 6-01.2.2.B.3 "A twenty-five (25) foot minimum height clearance, free of any overhead obstructions (wires, branches, etc.), shall be provided above the collection site".
Revise the plans to locate any proposed tree a minimum of 15-20 feet from the refuse pickup location.

3) A minimum of one additional canopy tree is required within the street landscape border. LUC 3.7.2.4

4) 6' high masonry walls are required to screen the refuse storage areas from adjacent properties and a 6' high screen is required to screen the opening from the street. Revise the landscape plan to call out all required screening heights, including any required to screen the parking areas.

5) The following standards from DS 6-01.0 may apply to the project:
Containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises.
&
Each service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle. The maximum back-up distance for the collection vehicle shall be forty (40) feet.

6) In order to comply with NPPO requirements a minimum of 6 replacement Prosopis velutina will be required. Include these on the landscape plan.
11/18/2003 JOE LINVILLE NPPO REVIEW Denied With 2 viable prosopis velutina on site the minimum preservation requirement is one. In lieu of that 2:1 mitigation would be acceptable to meet the minimum preservation requirement. In addition 2:1 mitigation is required for the 2 viable plants removed from site. The total mitigation required is five. these plants are to be shown on the landscape plan. DS 2-15.3.4.B

1. The maximum density allowed under R-2 zoning for development designator "K" is 15 units per acre. Please provide a density calculation showing the number of units per acre proposed. With 5 units proposed on a 15,000 square foot (0.34 acre) site the density would be calculated as follows: 5 units / 0.34 acres = 14.71 units per acre.
