05/20/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) Per LUC 3.7.1.2.A the landscaping and screening regulations are applicable to this site. Revise the code review checklist to note that the requirements are applicable.

2) A native plant preservation plan is required per LUC 3.8 and DS 2-15.0. Revision to the landscape may be necessary based on these requirements. DS 2-15.3.4.B
The plans will not be accepted for additional review without the required plans.

3) The landscape plan must include the required content identified in DS 2-07.0. Revise the plan to meet the minimum standards.

4) "Street landscape borders shall be a minimum of ten (10) feet wide as measured from the street property line." LUC 3.7.2.4.A.1
Revise all plans to provide a ten-foot wide minimum street landscape border.

5) "Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer or designee, up to five (5) feet of the required ten (10) foot width may be placed within the adjacent right-of-way." LUC 3.7.2.4.A.2
Revise the plans to locate the 10' border entirely on the property. If code required landscaping is expressly approved in writing by the City Engineer provide a copy of any such approvals.

Where the parking lot is adjacent to the property line an interior landscape border is not required if:

7) Per LUC 3.7.4.3.B "Grading, hydrology, and landscape structural plans are to be integrated to make maximum use of site storm water runoff for supplemental on-site irrigation purposes. The landscape plan shall indicate use of
all runoff, from individual catch basins around single trees to basins accepting flow from an entire vehicular use area or roof area." Revise the plans to indicate complaince with the above section.

1. The maximum density allowed under R-2 zoning for development designator "K" is 15 units per acre. Please provide a density calculation showing the number of units per acre proposed. With 6 units proposed on a 15,000 square foot (0.34 acre) site the density would be calculated as follows: 6 units ΒΈ 0.34 = 17.65 units per acre. Please revise plan to show no more than 5 units on the site.
