SITE PLAN COMMENTS:

1. Depict and label the loading space, fully dimensioned, with maneuvering area, per Development Standard (DS) 2-02.2.1.14;
2. Depict the refuse container storage location to be screened from view (DS 6-01.4.1 M & 2-02.2.1.32), and in accordance with the enclosed Solid Waste Department agreement letter dated February 25, 2003;
3. Demonstrate water harvesting to the maximum extent reasonably possible, per City of Tucson Land Use Code, Section3.7.4, and the City of Tucson Standards Manual for Drainage Design and Floodplain Management (SMDDFM), Section 14.2.10 (DS 10-02.0). Please provide finish grades, typical cross-sections or notes demonstrating water harvesting in the landscape areas.
4. Revise or correct the callout location for keynote # 9 at the northeast corner of the site, and indicate whether the 6' sidewalks are existing or proposed.
5. Correct the north arrow direction.

04/10/2003 JOE LINVILLE LANDSCAPE REVIEW Denied 1) This site is subject to the MS&R Overlay Zone. The west property line dimension should be modified to reflect the future lot dimensions on sheet 2 and 4. LUC 2.8.3.5

2) An executed MS&R covenant is required prior to issuance of the permit. Upon approval of the future site plans the covenant and the approved plan must be recorded. Present these documents to Zoning Review Staff to remove any permit holds. LUC 2.8.3.5.F

3) The temporary and future site plan proposes to utilize a portion of the northwest corner of the site for vehicle parking. This is not allowed per LUC 2.8.3.5.C.3. A street landscape border and screening is required between the existing right of way and parking facilities. LUC Table 3.7.2-I

4) The plans show that parking may encroach in to the sight visibility triangle along S. 12th Avenue. Revise as necessary to remove the encroachment.

5) The refuse storage area must be screened from Oregon Street per LUC Table 3.7.2-I (6' masonry wall)

6) Clarify that the harvesting area referred to in keynote 5 is for stormwater runoff for supplemental irrigation purposes. LUC 3.7.4.3

7) The keynote desriptions for the business sign on sheets 2 an 4 should be revised if the signs, as located, are not existing.

8) Landscape areas and tree planters require a suitable barrier such as curbing to prevent vehicular damage. Revise the plans to comply with LUC 3.7.2.3.B.
If the outdoor storage area is accessible by vehicles, trees in this area must also be protected. Show any access points to the storage area.

9) The groundcover calculations on the landscape plans require revision. The groundcover plants specified and defined as being approximately 3' wide will not provide the 25.5 sq. ft. of coverage included in the calculations. LUC 3.7.2.4.A.4

16. Revise the proposed floor area ratio (FAR) calculation to be correct. The FAR is calculated as the building gross floor area รท site area. Also, the maximum allowed FAR per development designator 31 is 0.90. DS 2-02.2.2.A

17. Remove the note that reads "4' side setback" at the sidewalk to the north of the building. The minimum required side street setback is 10 feet. LUC 3.2.6.5.A

18. An MS&R covenant must be recorded along with the future site plan, once it is approved. Provide documentation of recorded covenant and plan prior to issuance of permits. Place a note on the plan stating that the project is designed to meet the criteria of Sec. 2.8.3, MS&R setback zone. LUC 2.8.3
