This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, and 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. The existing occupancy is A-2. Tenant improvements are to accommodate a nightclub with table and chair seating and standing room. ARCHITECTURAL COMMENTS: Sheets T-1 and A-1 1. The occupant load identified on the drawing is 745. However, the occupant load for dining/night club space and stage area shall be based upon the net floor area after deducting accessory areas such as corridors, stairways, toilet rooms, mechanical rooms, and closets. The egress path to the exit doors shall be kept clear and not less than that required for the occupant load associated with spaces with table and chairs. Please review and clarify. Reference IBC Sections 1008.7, 1003.2.3, and 1003.2.2. 2. Plumbing fixtures shall be provided for the approved occupant load in compliance with IBC Chapter 29. The required quantity of water closets for a nightclub is 1 per 40 occupants of each sex. 3. The approved occupant load sign shall be posted in a conspicuous space near the main exit. Reference IBC Section 1003.2.2.5. Sheet A-4 1. Please identify the net clear width between the exit stair handrails. Reference IBC Section 103.2.3. STRUCTURAL COMMENTS: Sheet A-4 1. Please substantiate the required allowable strength of guardrail/handrail post and the base connection and screws to hold the assembly safely in place. Reference IBC Section 1607.7. PLUMBING COMMENTS: 1. See Comment 2 above. MECHANICAL COMMENTS: Sheet M-1 1. Please note compliance with the 2000 IBC, 2000 IMC, and 1998 IECC. 2. Please provide analysis for providing the required fresh air. Reference IMC Section 403.2.1. ELECTRICAL COMMENTS: Sheet E-1 1. The placement of all illuminated exit signs and emergency lighting shall be shown to be in compliance. The exterior discharge shall be provided with emergency lighting. Reference IBC Sections 1003.2.10 and 1003.2.11. ENERGY CODE COMMENTS: Sheet E-2 1. Please provide analysis of lighting load for compliance with IECC Table 705.4. 2. Existing lights are shown replaced by new fixtures. Please provide analysis of electrical load for the circuit conductors and circuit breakers involved. Reference NEC Section 240-3.
