1. Label and identify the right-of-way and on-site pedestrian circulation clearly on the site plan. DS 2-02.2.1.A.12

2. The collection vehicle can not get to trash enclosure from an angle. Each service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle. The maximum back-up distance for the collection vehicle shall be forty (40) feet. Revise plan accordingly or get written approval from John Clark (Solid Waste) for the current position of the trash enclosure. DS 6-01.4.1.C

3. Dumpster enclosures must have gates. Enclosures and bins are to have suitable hatches, doors, gates, and covers to prevent material from overflowing, spilling, or scattering onto surrounding
premises. Steel pipes are required between the container and the enclosure's rear and side walls to prevent the container from damaging the enclosure while being serviced. Revise plan accordingly. DS 6-01.4.2.B.

4. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." Sidewalks must be flood free for up to the 10-yr. event. DS 2-08.4.1.E

5. Dimension the existing and future curb and sidewalk from the street centerline. DS 2-02.2.1.A.21

6. Currently the line of sight for the sight visibility triangles on the plan are for a drive/PAAL to an arterial street which is incorrect. Per the Major Streets and Route Map, 5th street is a collector street and only requires 265' for the near side and 110' for the far side. Revise plan accordingly. DS 3-01.5.3.

7. Floodwaters must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or exisiting conditions. Please include in your second submittal a drainage statement addressing how the site will continue to allow floodwaters to be accepted and released from the site. 1. a) Since dental office is proposed for a future tenant, please provide the required vehicle parking for that use. Dental office is classified under the "medical service outpatient" land use class in L.U.C. Sec. 3.3.4 and is parked at one (1) space per 175 square feet of gross floor area. Revise the vehicle parking calculations as required.
b) Per ICC/ANSI A117.1-1998 Chapter 5 Section 502.4, parking spaces and access aisles shall have surface slopes not steeper than 1:48. Revise detail note on sheet SD1. (D.S. 2-02.2.1.A.8) (D.S. 2-02.2.2.A.4)

2. a) Label the bicycle parking spaces as they are noted in the Development Standards (Class I or Class II). Indicate the location, specific type of rack, and the number of bicycles it supports.
b) Provide a fully dimensioned typical parking space detail for each bicycle parking space class type provided. Refer to D.S. 2-09 for design criteria.

3. PAAL providing access to garage and loading zone must be a minimum 24 feet wide per L.U.C. Table 3.3.7-I. (D.S. 2-02.2.1.A.11)

4. Dimension the width of the on-site pedestrian circulation path. A minimum of four (4) feet is required for the on-site pedestrian sidewalk. (D.S. 2-02.2.1.A12)

5. Provide a detail of existing and/or proposed free standing signage, billboard sign, and outdoor lighting on the site plan. (D.S. 2-02.2.1.A.13, and .25)

6. If applicable, all existing or proposed easements must be shown on the plan including width, type, and recording docket and page reference. (D.S. 2-02.2.1.A.20)

7. a) Note the existing use of the site. If site is undeveloped, please note as vacant.
b) Since dental office is proposed for future use, add the following land use class to the proposed land use under the site information block on sheet SD1: "Medical Service - Outpatient, development designator "29", subject to Sec. 3.5.4.8.B. (D.S. 2-02.2.1.A.31
