1. Please note that shear wall details are shown on four different sheets. Please coordinate and show only on one sheet. Reference IBC Section 106.1.1.

1. Hangers from roof joists shall be in accordance with the manufacturer's details. Ramset screw upward into the bottom flange of a wood member is usually not an acceptable detail, due to real potential for pulling out of the bottom flange of a wood member that flexes up and down. Please review and coordinate. Reference IBC Section 106.1.1.

2. Similar general structural notes are shown on two different drawings. Please provide coordinated general structural notes on one drawing. Reference IBC Section 106.1.1.

1. Please identify all required structural design criteria on the drawing. Reference IBC Sections 1603, and 1605.

2. Please provide printout for the derivation of seismic design parameters using the IBC seismic computer disc provided with each copy of the 2000 IBC. Identify site class and seismic design category. Reference IBC Sections 1615.1.1 and 1616.

3. Notwithstanding that wind lateral load may be higher than seismic load, structural detailing shall be that required for seismic conditions. Please provide calculation for total design base seismic shear. Reference IBC Section 1609.1.5.

4. Roof top screen loads and mechanical loads are not included in the design calculations for the roof beams and lintels. Please coordinate. Reference IBC Section 1607.8.2.

5. Please provide design calculations and construction details for the masonry screen wall that abuts the property line. Reference IBC Section 1604.4.

6. Please provide design calculations and construction details for the rooftop screen wall. Reference IBC Section 1604.4.

7. It is not clear to the reviewer, which interior walls are bearing walls and which are not. Interior walls, which are not bearing walls, shall be deleted from the structural framing plan. Reference IBC Section 106.1.1.



8. Please provide on the drawing the required location, roof opening framing and design weights for all mechanical units supported by the roof framing. Reference IBC Sections 1606.2 and 1607.8.2.

9. Allowable soil bearing pressure is identified as 2000 psi. Please review and correct. Reference IBC Section 106.1.1.

10. Please provide the special inspection documents required by the City of Tucson for concrete materials and structural masonry and soils special inspection. Reference IBC Sections 1704.1.1, 1704.4.1, 1704.5, and 1704.7.

11. Gypsum board shears walls shall not be used for the lateral support of masonry walls. Please coordinate. Reference IBC Section 2306.4.5, footnote a.

12. General note calls for wall footings to continue beyond the end of the wall. Please coordinate that requirement for wall footings located at the property line. Reference IBC Section 106.1.1.

13. Provide specifications for required structural masonry in compliance with IBC and ACI 530/530.1-1999. Reference IBC Section 2104.10.

14. The correct concrete design code standard is the ACI-318-1999. Please correct notes and provide correct designation for lap splices in concrete. Reference ACI-318, 12.15.

15. Please note that lap splices for reinforcing in masonry shall be determined as required by IBC Section 2107.2.3.

Sheet D1

1. Please identify the dimension from grade to underside of treated wood sill. Non-treated sheathing shall not be located closer than 6 inches above earth grade. Reference IBC Section 2304.11.

2. Masonry walls shall have positive anchorage to the diaphragm. Please review and clarify. Reference IBC Section 1620.2.1.

3. Detail 12 shall be separated into two details to clearly show the structural construction requirements for ledgers on stud walls and the detail at lintels. Please clarify the number of jack studs and design calculation for maximum joist shear load. Reference IBC Section 1604.4.

4. Please clarify cleanout locations and slope of building sewer to the street. Reference UPC Section 707.

Soils Report

1. The soils report identifies that the passive earth pressure shall only be considered valid for design if the ground adjacent to the foundation structure is essentially level for a distance of at least three times the total depth of the foundation. Although the classic soil wedge theory provides a convenient method to predict passive pressure, the actual failure spiral soil surface often necessitates increasing the horizontal level distance to achieve the full magnitude of passive pressure. Further, the allowable footing bearing pressure in the vicinity of a descending slope when loaded with an inclined load towards that slope is more complex than simply concluding a safe lateral distance equal to 3 times the depth of footing. So as not to misinterpret the intended conclusion, please identify the total limiting soil/footing design condition with a scale diagram showing passive soil spiral failure surface, unified soil classification for the design soil, coefficient of internal friction for the design soil, cohesion value, soil density, and soil grade surfaces along the boundary of passive soil and soil mechanics calculations to fully support the safe design bearing pressure and lateral passive soil and sliding conditions in the vicinity of a descending soil slope. Reference IBC Sections 1803, 1804, 1805, 1604.4, and 1610.2.


PLUMBING COMMENTS
Sheet P1

1. Please identify compliance with the 1994 UPC with State of Arizona amendments and the 1998 IECC. . Reference IBC Section 106.1.1.

2. Plumbing drains and sewers shall be noted to have ΒΌ inch per foot drainage gradient. Reference UPC Sections 708 and 718.

3. A maximum of three water closets are allowed on a 3-inch diameter sanitary drain. Please coordinate. Reference UPC Table 7-5.

4. Two hose bibs are called for on the schedule, but only one could be identified on the plan. Please coordinate. Reference IBC Section 106.1.1.
