REVIEWER: Doug Williams DATE: 2 April 2003 ACTIVITY NUMBER: T03CM01255 SUMMARY: Engineering Division has reviewed the site plan received on March 25, 2003. Approval is not recommended at this time. The following comments are offered: SITE PLAN COMMENTS 1. Depict all lot dimensions and bearings, per Development Standard (DS) 2-02.2.1.5; 2. Provide estimated cut/fill quantities (DS 2-02.2.1.17); 3. Provide existing topographic contours at intervals not exceeding 2 feet and/or spot elevations as pertinent (DS 2-02.2.1.23); 4. Depict any new, proposed solid waste provision with this expansion. If a new provision is planned, depict the dumpster location and vehicle maneuvering area, fully dimensioned and labeled (DS 2-02.2.1.32 & 6-01.0); 5. Depict and label new 4' sidewalk and curb access ramps in the 20th Street right of way, with reference to applicable Public Improvement Standard Detail numbers, or to details provided on the plan (DS 3-01.3.3 A.); 6. Depict and label sidewalk scuppers to ensure the sidewalk is traversable and free from flooding during a 10-year frequency flood event (DS 2-08.4.1 E & 3-01.2.8 A); 7. Demonstrate water harvesting to the maximum extent reasonably possible, in accordance with the City of Tucson Land Use Code, Section 3.7.4. 8. The proposed pipe and roof drainage discharge locations (keynotes 35 & 36) must convey runoff in accordance with comment # 5, above. Additionally, existing drainage patterns and discharge locations must be maintained with all new developments. Concentration of roof drainage with discharge at any new location is not an acceptable design without supporting documentation sealed by a state-registered civil engineer, demonstrating no adverse impact will occur to adjacent properties or rights of way. Please revise or address as necessary. 9. No structure may be erected or placed within a sight visibility triangle that may obscure visibility between 30 inches and 6 feet - revise the building footprint as necessary (DS 3-01.5.0). The applicant may wish to apply for a Development Standard Modification Request (DSMR), however, relief may or may not be granted. 10.
