GENERAL:

It is not clear on the plans what is “existing” and what is “new”. It appears that the structural shell and the exterior skin are existing to remain. What about the stairs? What about the interior walls? The stair walls and the interior walls are all drawn the same with no notation indicating what is new and what is existing. Please clarify.

ARCHITECTURAL:

ADA Toilet Rooms 118 and 119 need to have a wider space between the wall on the side of the toilet and the lavatory. The clear width required at the toilet is 60", and the lavatory cannot be within that clear width [ANSI A117.1 - 1998 Sec. 604.3]. A copy of the applicable code sections is attached for your reference.

The rear grab bar in ADA Toilet Rooms 118 and 119 need to be 36" long [ANSI A117.1 - 1998 Sec. 604.5.2].

What is the height of the “hc” counter? The transaction counters need to have a 36" minimum width of counter that is 36" high maximum for accessibility [ANSI A117.1 - 1998 Sec. 904.3].

Are both sets of stairs new or existing? What is the rise and run of these stairs? Where are the handrails and what are their dimensions (height, extension, etc.). Please clarify.

Does the ladder and access panel shown on Sheet A3 provide access only to the attic? What about the roof? Please clarify.

If a shower is to be provided on the upper level (which is not accessible), than another shower needs to be provided on the lower, accessible level, and it needs to be accessible [2000 IBC Sec. 1108.2]. Reference the attached excerpt from the 2000 IBC Handbook regarding multilevel buildings.

STRUCTURAL:
No structural plans were submitted. Is the structure capable of carrying the new mechanical loads based on where these units are being placed? Please clarify. There are 5 condenser units being placed on the roof and 3 fan coil units being placed in the attic.

MECHANICAL:
The outside air noted in the calculation does not agree with the outside air to be provided with each unit per the units’ specifications. Please coordinate.

The condenser units are not shown on the mechanical plans (the mechanical units are noted as split system heat pumps). Please indicate.

PLUMBING:
There are no plumbing comments to be addressed.

ELECTRICAL:
There are no electrical comments to be addressed.
