ARCHITECTURAL COMMENTS:
Sheet A4.1

1. The toilet rooms are accessible to the "public," as defined in the 1994 UPC, and therefore, require a wainscot to 48" above the floor with a minimum 6" base of non-absorbent material in accordance with 2000 IBC Sections 1209.1 and 1209.2.

1. The overflow drain on the collector box for the roof drainage is not dimensioned to be maximum 2" above the roof low point as required by 1994 UPC, Appendix D.

1. Provide a legend/description for the hardware sets.

2. Reference the "Door Hardware" note regarding the gates. Clarify if all of the guest room locks and gates are keyed alike. Since the gates block egress system for occupants trying to exit the building, they shall be openable without use of a key or special knowledge or effort, per IBC Sections 1003.3.1.8 and 1003.3.2.

1. Provide a completed "Special Inspection" form from the City Development Services Department that describes all required special inspections, what firm or agency shall be responsible for each type of inspection, and who the certified/qualified special inspector will be for the respective inspections. This is a requirement of COT/DSD before the plans can be approved and returned to the City for permit issuance. Reference IBC Section 106.1.1.

Sheet P4
1. The fixture unit schedule is missing the water demand F.U.'s for the 3 clothes washers in the Laundry Room. Please correct. Revise plans as necessary. Reference IBC Section 106.1.1.

2. Clarify how the evaporative coolers bleed lines comply with the water conservation ordinance of the City. Reference IBC Section 106.1.1.

ELECTRICAL COMMENTS:
Sheet E-1

1. The electrical systems shall comply with the 1999 NEC, per Dave Mann, P. E., City Building Official. The IRC only applies to single family and duplex dwellings. This building is neither, although it contains 3 overflow guest rooms for the condo owner's guests. Please revise the electrical plans accordingly. Reference IBC Section 106.1.1.

2. The 400 amp. Panel Schedule shows an "Oven" on circuits 1 and 3; however, the oven is not shown on the plans. Please coordinate and clarify. Reference IBC Section 106.1.1.

3. All exterior light fixtures shall be listed for use in wet or damp locations in accordance with NEC Section 410.4(a) and Article 100 for the definition of "location." This includes all light fixtures outside of an enclosed building. Revise plans as necessary. Reference NEC Section 410.4.

4. All exterior light fixtures shall be fully shielded in accordance with the Tucson/Pima County Outdoor Lighting Code. Reference IBC Section 106.1.1.
5. Correct the Riser Diagram to the 1999 NEC. NEC Table 250-66 requires the service grounding electrode conductor to be sized for the 400-ampere service conductor. A #4 cu is undersized for the electrode grounding conductor, except for the UFER ground conductor encased in concrete footing. Revise plans as necessary. Reference IBC Section 106.1.1.

Sheet E2
1. Coordinate this sheet with Sheet P2 for the location of the water closet and lavatory in the common guest bathroom. The GFI receptacle shall be adjacent to the lavatory, not the water closet, per NEC Section 210. Reference IBC Section 106.1.1.

2. Please coordinate the location and labeling of the panels on both floors. Reference IBC Section 106.1.1.


ENERGY CODE COMMENTS:
1. The energy code calculations and drawings for the building envelope have been reviewed and accepted.

2. Provide data to verify the mechanical HVAC systems and lighting (both interior and exterior) comply with 1998 IECC.
