Approval is not recommended at this time. The following comments are offered: SITE PLAN COMMENTS 1. Please re-check the north-south lot bearings and the project address, per Development Standards (DS) 2-02.2.1.3 & 2-02.2.1.5; 2. Depict the loading space maneuvering area, (DS) 2-02.2.1.14; 3. Provide estimated cut/fill quantities (DS 2-02.2.1.17); 4. Dimension and label the 10' utility easement, with recording information provided on the plan (DS 2-02.2.1.20); 5. Provide additional proposed finish grades and or spot elevations demonstrating existing drainage patterns will be maintained under this development, and include the project Benchmark based on COT datum, with City Field Book and Page numbers (DS 2-02.2.1.16 & 23); 6. Depict solid waste vehicle maneuvering area, fully dimensioned and labeled, per (DS 2-02.2.1.32 & 6-01.0); 7. Demonstrate water harvesting to the maximum extent reasonably possible, in accordance with the City of Tucson Land Use Code, Section 3.7.4. Please provide dimensioned cross-sections demonstrating such, or a note describing utilization of landscape areas for water harvesting purposes. Commerce Court Site Plan Review (1st review) TRANSMITTAL: April 9, 2003 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project is being reviewed for full code compliance. DS 2-02 2. Because the site zoning is split I-1 and C-1, show the zoning boundary line where it crosses the site. Revise adjacent zoning to indicate that a portion of the site to the north is zoned C-1. DS 2-02.2.1.A.28 3. Dimension from street monument lines the distance to existing curbs. DS 2-02.2.1.A.21 4. It is not clear why the maximum allowed coverage under "area of improvement/allowable" is stated to be 9,000 square feet when the allowed FAR is 0.5 in the C-1 zoned portion of the site. Please clarify or revise to be consistent with the allowable floor area shown at the bottom of the calculations section of the plan. DS 2-02.2.2.A.2 5. The medical service outpatient use is subject to LUC 3.5.4.8.B which prohibits blood donor centers. Please add a note detailing this restriction. LUC 2.5.3.2.A.10 6. State the existing use on the site plan (i.e. vacant). On a recent aerial photograph there is a small building, perhaps a construction trailer, on the western portion of the site. If this building still exists on the site, please add it to the site plan drawing and label it "to be removed". DS 2-02.2.1.A.31 7. Because proposed bicycle parking is located toward the rear of the building away from Commerce Court, directional signage must be provided indicating the location of class 2 bicycle parking. Show the location of the directional signage on the site plan. DS 2-09.5.1 8. Revise street building setbacks to indicate that the required street perimeter yard building setback is the greater of 21 feet or the height of proposed exterior building wall measured from the back of existing curb location. LUC 3.2.6.5 9. If there is a wall, fence or other obstruction over 6 inches in height along the east property line, there must be a minimum distance of three feet provided between the back of the spur and the obstruction. DS 3-05.2.2.D 10. If any easements exist or are proposed show their location on the site plan along with their dimensioned width, their purpose and the recordation information (docket and page). DS 2-02.2.1.A.20 11. Provide a calculation of handicapped parking required and provided. DS 2-02.2.2.A.4 12. Provide a loading zone calculation stating that one 12' × 35' loading is required and provided. DS 2-02.2.2.A.5 13. The address may have been changed to 1620 E. Commerce Court.
