Coordinate water service with the plumbing plan. Show the gas line routing for the duplex. 2. Include the square footage of the porch on the cover sheet. Sheet 2 1. Show the landings at exterior door locations. Ref. R312. 2. There appears to be a drafting error of a door dimension callout in the small bedroom of the large unit. 3. Show the combustion air provisions for the water heater in the smaller unit. Ref. UPC 507. 4. Combustion and relief air specified for the furnace is not adequate for the size of the mechanical equipment. 5. Note the wall between the front and rear units as a 1 hour dwelling unit separation wall. Ref. R321. 6. Minimum font sizes are 12 point. See furrout and door size texts. Sheet 3 1. Specify the post to foundation connection to complete load path at the bearing glu lam beam, in the living room. 2. Show landings with 36" minimum in direction of travel. Ref. R312. Sheet 4 1. Specify size, grade and species of all horizontal framing members. 2. In the section drawing the porch post to foundation detail appears to be mislabeled. Please revise. 3. In detail 7, specify the item number from IBC 719.1.(2) or provide the listing number of the assembly from an approved testing agency. 4. Specify fire resistive wall penetrations in accordance with R321. STRUCTURAL COMMENTS Sheet 3 1. In detail 3, the AB44 Simpson post base specified for the porch post connection has no uplift resistance. Please specify a connector with appropriate resistance value. PLUMBING COMMENTS Sheet 3 1. Show missing cleanouts on plan and riser. Ref. UPC 707.4. 2. Revise the fixture unit schedule to show all the fixtures on the plan. 3. Provide gas pipe sizing for service, segments and branches. Ref. UPC 1217. Show the demand for each gas fired appliance, total demand and developed length. MECHANICAL COMMENTS Sheet 5 1. BTU demand for the furnace as shown in the schedule is 60,000. The plan shows 80,000 BTU value. Please clarify. 2. Please specify the seasonal energy efficiency rating of the mechanical equipment. ELECTRICAL COMMENTS Sheet 5 1. Please correct the error in the load calculations. 2. Specify the gfci circuit for the appliance outlet by the range in the small unit. 3. Specify the gfci circuit for the exterior receptacle near the entry door of the larger unit. 4. Correct note 4. Smoke alarms must be hard wired, interconnected with battery back-up. Ref. R317. Interconnection is a requirement, not an option. 5. Specify the furnace circuit in the large unit. 6. Provide a gfci weatherproof outlet and separate disconnect for the evaporative coolers.
