This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, and 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan. ARCHITECTURAL COMMENTS: Sheet 1 1. Dimensions for perimeter site wall shall be shown without qualification. IF adjustment is required at a later date, a resubmittal shall occur. Reference R106.1.1. 2. Limited space is available between foundation and property line and or site wall foundation. Please coordinate proposed location for underground utilities with a scale detail section. Reference UPC Sections 313, 721, 1211.3, and E3703.3. 3. Identify required compliance with 1994 UPC with State of Arizona amendments. Reference R106.1.1. 4. IRC Section 801.3 requires that all roof drainage shall be collected and discharged not less than 5 feet from the foundation walls when expansive or collapsing soils may be present. Lots shall also be graded to drain away from foundation walls with a fall in grade of not less than 6 inches within the first 10 feet or drains, and swales shall be provided to ensure drainage away from the structure. Please review and clarify site plan. Reference R401.3 and R801.3. Sheets 5, 6, 7 1. Please provide complete stairway dimensions and details. Reference R314. 2. Please provide complete handrail and guard dimensions and details, including verification of required strength of structural connections. Reference R315 and 316. 3. Roof drains are required when roofs cannot drain freely over the eaves, and an overflow drainage method is also required. Please review and clarify proposed single drainage method for the parapet-enclosed roof. Reference R903.4.1. 4. A weather resistive barrier is required for the exterior wall system. Please review and clarify. Reference R703.2 and R703.9.1. STRUCTURAL COMMENTS: Sheet 4 1. Please identify all building design criteria on the drawing. Reference R301. 2. Please provide appropriate structural design calculations and or manufacturer's structural member selection tables and associated design loads per linear foot. Reference R301.1.2. 3. Please identify total area of glazing, SHGC = 0.4, and confirm method of compliance for energy code. Reference N1101.2.1. Sheet 10 1. Please identify the required R-value for duct insulation and insulation of mechanical A/C piping and proper sealing of HVAC duct. "Use no duct tape." Reference N1103. 2.
