This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, and 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. The "Code Check Summary" requires several corrections. The occupancy was shown as A-3, while the 2000 IBC classifies a restaurant as an A-2 Occupancy. The required number and width of exits was shown as "N/A," while the code requires a minimum of 2 exits for an assembly occupancy with a total occupant load of 131. 3. The Summary of Governing Regulations for accessibility code has the respective editions of IBC/ANSI transposed. ARCHITECTURAL COMMENTS: Sheets D-1 and A-1 1. Demolition Keynote 10 shows the existing walls on each side of this space are to remain. Please clarify that a 2-hour occupancy separation firewall is required between an A-2 occupancy and the A-3 occupancy on the west side, and the vacant, possible M occupancy on the east side, per IBC Table 302.3.3. Sheet A-1 1. See the redline notes for the occupant load calculations, and coordinate with Sheet G-1. Reference IBC Table 1003.2.2.2. 2. Please coordinate with the door schedule and show the door number for the existing entry and exit doors. Reference IBC Section 106.1.1. Sheet A-2 1. A detail reference to Detail 6/AA is indicated at the demising walls on each side of this tenant space. However, Sheet A-4, which is out of sequence in the plans, has NO Detail 6. Details on Sheet A-4 are identified with letters. Please coordinate and resolve. Reference IBC Section 106.1.1. 2. See occupancy separation wall comments on Sheets D-1 and A-1. Reference IBC Section 302.1.1.1. 3. RCP Keynote 8 is listed; however, no reference location is shown on the plans. Please clarify. Reference IBC Section 106.1.1. Sheet A-3 1. At Typical Interior Windows elevation for W2, please clarify where safety glass is required in doors and glazed panels adjacent to doors per IBC Sections 2406.2.1 and 2406.2.6. Sheet A-4 1. The FS-1 and FS-2 sheets are between A-3 and A-4. Please correct. Reference IBC Section 106.1.1. 2. Two of the details are not identified with a letter. Please correct. Reference IBC Section 106.1.1. 3. See Comment 1 on Sheet A-2, and clarify. EQUIPMENT SCHEDULE Sheets FS-1 and FS-2 1. The equipment schedule and details have been reviewed and accepted, subject to coordinating with the MPE plans. There is some discrepancy between these sheets. STRUCTURAL COMMENTS: 1. The structural calculations have been reviewed and accepted. 2. The Structural Plan S-1 has been reviewed and accepted, subject to resolving Details 4 and 5 references to details on Sheet S-1. There are NO details on Sheet S-1. Also, coordinate with the Architectural Comments for the required 2-hour fire walls on the east and west sides of this tenant space. Reference IBC Section 302.1.1.1. 3. On Sheet S-2, clarify the extent of the Wall Detail 5 in light of the firewall separation required between this space and the tenants (occupancies) on each side. Reference IBC Table 302.3.3. PLUMBING COMMENTS: Sheet P-1 1. The water heater shall be equipped with an expansion tank per 1994 UPC Section 608.3, third paragraph. Provide a water heater detail to clarify where it is to be located. 2. Coordinate with the Equipment Schedule and clarify whether the soda and ice machine are to be installed or not; and, if to be installed, where or how the waste is to be disposed. Reference UPC Section 101.3. Sheet P-2 1. See Comment 1 on Sheet P-1 regarding the expansion tank, and clarify. Reference UPC Section 608.3. 2. Provide a gas isometric with lengths of each leg/branch, and the demand on each. As shown, a demand of 1,192 CFU is shown on a 2" pipe with 125 feet from the meter to the most distant appliance. 1994 UPC Table 12-3 shows a 2" pipe at 125 feet will supply a maximum of 1,033 CFH. Please clarify with an isometric of the gas piping to justify or revise pipe size. 3. The currently adopted plumbing code of Tucson is the 1994 UPC with State amendments. An appeal to the Building Official for an alternate method is required to use the 2000 IPC and 2000 IFGC. Please resolve. Reference UPC Section 301.2. MECHANICAL COMMENTS: Sheets M-1, M-2, M-3, M-4 1. Please justify omitting EF-5 and EF-6, and coordinate with the Equipment Schedule on Sheets FS-1 and FS-2. Reference IBC Section 106.1.1. ELECTRICAL COMMENTS: Sheet E-3 1. Keyed Note 5 and the Single-line Diagram require coordination. The Single-line Diagram indicates that Panel 3242 is connected to the 800 A bus/wireway without a disconnect or overcurrent device, and also connected to the new 400 amp. bus/wireway. Please clarify. Reference NEC Article 240. 2. The total lighting wattage shown for the entire restaurant space is 2.23 watts/s.f. The 1998 IECC Table 705.4 allows only 1.7 w/s.f. for the entire restaurant space. Please revise to comply. ENERGY CODE COMMENTS: 1. See Electrical Comment on Sheet E-3 regarding the allowable lighting energy usage for the entire restaurant tenant space, and resolve.
