| 06/09/2003 | DAVID RIVERA | ZONING | REVIEW | Denied | DSC TRANSMITTAL FROM: David Rivera Senior Planner FOR: Patricia Gehlen Principal Planner PROJECT: T03CM00975 2801 N. Flowing Wells Road Keenan Commerce Center - Shell Bldg.'s. D & E USE: Wholesale - DD "34" Transmittal date: 2nd Review - June 10, 2003 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Per your response, a Board of Adjustment variance or variances will be applied for to allow class one facilities within the proposed buildings instead of class one bicycle lockers and a variance to the amount of bicycle parking spaces. If the Board of Adjustment variances are applied for and are approved, please provide the appropriate documentation from the Board of Adjustment committee, which states the approval and lists the conditions of approval. The B. of A. case number, date of approval, and conditions of approval must be listed on the site plan. The site plan cannot be approved until the Board of Adjustment has rendered a decision. (Previous Comment: Bicycle parking is based on the total number of vehicle parking spaces provided. The number of bicycle parking spaces required for this project must be based on the 240 vehicle parking spaces. The number of bicycle parking spaces required is 19. Of the 19 spaces 90 percent must be class one and 10 percent must be class two facilities. Revise the bicycle parking calculations to reflect the number of bicycle parking spaces based on the 240 vehicle parking spaces. All bicycle parking facilities must be shown on the plan. All required bicycle parking facilities will be located on site with access both to the public right-of-way and with pedestrian access to the main entrance of the principal use. Employee bicycle facilities may be separated from patron bicycle facilities. Bicycle parking facilities will be separated from vehicular parking and drive areas by a barrier or sufficient distance to prevent damage to the parked bicycles. The facilities as shown on the plan have not been separated from the vehicular use area. Demonstrate how the separation will be accomplished. Class 2 bicycle parking facilities will be clearly visible from the adjacent sidewalks, drives, and the main entrance(s) or will be signed as per Sec. 2-09.5.0. The class two facilities are not visible from the street. Show on the plan the directional signage locations that will direct cyclists to the facility locations. Lighting. Lighting will be provided in a bicycle parking area such that all facilities are thoroughly illuminated and visible from adjacent sidewalks or parking lots, during hours of use. Demonstrate how the lighting will be provided. 2. The docket and page numbers for the abandonment of the RR and Construction easement or other easement abandonment's must be listed on the site plan. Copies of the abandonment documents with the docket and page numbers listed must be submitted with the final site plan submittal.
