In order to allow the two proposed uses on this parcel of land a total of 27,000 square feet is required for the minimum lot size. This parcel of land is only 16,500 square feet, which sufficient for the residential use only. In order to allow the uses as proposed the property must be rezoned to a minimum of R-3. This plan has been reviewed under the assumption that the owner will either apply for variances or will rezone the property. DS 2-02.2.1.A.5 2. There were no building elevation drawings in the site plan packet to verify the building height or design. Please indicate on the plan if the height of the building is to the top of parapet, wall, gable roof etc or provide copies of the building elevations. (Required in order to verify heights and required building setbacks.) The required building setback along the south side of the building is based on the greatest of ten (10) feet or three quarters (3/4) the height of the structure. Revise the 1.2 note. If applicable indicate if there is a proposed steeple or tower and if so indicate the overall height. DS 2-02.2.1.A.7 3. Based on the proposed 1500 square feet for the sanctuary, the number of vehicle parking spaces required for the Church use is 30 spaces plus the two (2) spaces for the residence. Per the plan 16 vehicle parking spaces have been provided. A board of adjustment variance to the required number of parking spaces will be required. LUC 3.3.4 Religious and residential use. Also please dimension the bicycle parking facility and indicate the type lighting that will be provided. DS 2-02.2.1.A.9 4. An access ramp next to the handicap aisle must be provided. Add the ramp and indicate the required slope 12:1. If needed provide a dimensioned detail drawing that indicates the where the ramp will be provided and the direction of slope. DS 2-02.2.1.A.12 5. The location of the refuse container must be shown on the plan to insure that the container will not interfere with other LUC requirements such as pedestrian sidewalks, vehicle parking, landscaping etc. DS 2-02.2.1.A.32 6. In order for the this project to continue as proposed the parcel must be rezoned to R-3 minimum or must apply for variances related to required lot area, lot coverage, and required vehicle parking. Please respond with the next site plan submittal what the owner proposes to do. If additional comments related to zoning variances are needed I will provide the comments as required based on the revised plan. 7. See landscape reviewer comments. Overall patterns in this area are to the northeast. Revise proposed patterns accordingly, maintaining existing drainage patterns (DS 2-02.2.1.16; LUC 3.7.4); 2. Provide estimated cut and fill quantities (DS 2-02.2.1.17); 3. Depict the refuse container size, location and access thereto, fully dimensioned (DS 2-02.2.1.32); 4. Address roof drainage direction(s) and associated sidewalk scuppers for conveyance under sidewalk areas (DS 2-08.4.1 E and 3-01.4.4 F) 5. Depict and label concrete headers (PC/COT SD 213) at the curb returns in the 24th Street right of way. As noted in keynote 4, a separate right of way permit will be required (DS 3-01.3.2 D); 6.
