Approval is not recommended at this time. Please address the following comments: GRADING PLAN COMMENTS 1. Please provide General Grading Notes. Grading shall conform to the 2000 International Building Code - local amendment (Chapter 36 - Excavation and Grading), and should be clearly stated on the grading plan with grading notes. Excavation and grading requirements may be accessed at: http://www.ci.tucson.az.us/dsd/2000_IBC_Amendments.pdf. 2. This site appears to receive offsite flows from the adjacent (north) lot. Proposed finish grades at the historic acceptance location (the proposed driveway entrance area) are not clear. The plan must demonstrate how existing runoff will be accommodated in similar fashion, upon development. 3. This office highly recommends the services of a State-Registered Land Surveyor be retained for establishing the location and vertical tolerances of the layout and earthwork on this site. Please refer to Development Standard 9-04.3.0 (enclosed) for site improvement standards.
