Site Plan Review (2nd review)

TRANSMITTAL: December 16, 2003

COMMENTS: Upon completion of the following revisions/additions, an over the counter review may be arranged to obtain stamped approval by the zoning review section without resubmitting the site plan. The following item must be revised on or added to the site plan:

1. Add building setback dimensions to property lines for the proposed building. Even though there is a zero foot perimeter yard building setback to adjacent I-1zoned properties, the dimensioning of the building setbacks is required in order to determine the location of the building on the property.
DS 2-02.2.1.A.6 & 7

2. Remove the statement which reads "no new parking spaces required". With a square footage of 4,500 square feet proposed, one new vehicle parking space is required for the commercial storage use. Add a parking detail dimensioning the width and length of the parking spaces. Add a vehicle parking calculation (including handicap vehicle parking calculation) to the site plan notes, stating how many vehicles are required/provided based on the existing and proposed structures/uses.
DS 2-02.2.2.A.4
LUC 3.3.4
DS 2-02.2.1.A.8

3. Show on the drawing how the proposed pedestrian circulation will continue to doorway entrances of the proposed storage building. A minimum 5-foot pedestrian refuge, including a minimum 4-foot sidewalk is required between the building and a PAAL.
DS 2-08
DS 2-02.2.1.A.12
DS 3-05.2.2.B.1
