Please address the following comment: 1. The Alvernon Way right-of-way depicted does not appear to correspond with current records. As depicted, parking spaces for the business are within a portion of the right-of-way, and require a Temporary Revocable Easement (TRE) to be obtained prior to Engineering Division approval of the Site Plan. Contact Tucson Department of Transportation (TDOT)-Real Estate Division at 791-5100 for current right-of-way or TRE related inquiries. CODE SECTION/ DEVELOPMENT STANDARD 1. Note the proposed height for the canopy. (D.S. 2-02.2.1.A.6) 2. Dimension the width and length of the new vehicle parking spaces and wheelstop location. Wheelstop must be located two and one-half (2½) feet from the front of the parking space per D.S. 3-05.2.3C.2 (D.S. 2-02.2.1.A.8) 3. Where is parking space 14? If applicable, revise numbering of spaces. 4. Note the number of vehicle parking spaces existing and proposed. (D.S. 2-02.2.2.A.4) 5. The future right-of-way dimension is not located in the same location as on the last approved site plan. Please clarify correct right-of-way. 6. Canopy setback from Alvernon Road and Juarez Street may not be verified for compliance until the canopy height has been provided. Per LUC Sec. 3.2.6.5.B.1, the canopy setback from Alvernon Road is based on the greater of 21 feet or height of structure measured from the back of future curb. Minimum setback required for Juarez Street is based on the greater of 21 feet or the height of the canopy measured from the outside edge of the nearest adjacent travel lane. Label and dimension the aforementioned setbacks from the required locations. 7. Per ICC/ANSI A117.1-1998 Section 502.3.1, the minimum width for a van accessible access aisle is eight (8) feet. The plan shows a seven (7) foot width. 8. Clarify whether the sign north of parking space 15 is new or existing . The last approved site plan also indicates this sign as being new. If new provide a fully dimensioned detail for the sign. 9. Remove reference to "new office addition" if the note was left over from the last approved site plan.
