Site Plan Review

TRANSMITTAL: February 25, 2003

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. This project is being reviewed as a more than 25% expansion. Full code compliance is required.
DS 2-02
2. Please clarify if this proposal is for an enclosed addition or a patio/outdoor seating addition for the restaurant. The site plan indicates it is a building area expansion, but the site plan application says outdoor seating addition only. Please explain and revise plan if necessary.
DS 2-02.2.2.A.2 & 6
3. Dimension the building setback of the existing porch from back of future curb location for Grant Road (MS&R).
DS 2-02.2.1.A.6 & 7

4. Sheet 2 of 3 is missing. Please provide a copy of sheet 2 for review.

5. If applicable, show easements of record including docket and page reference.
DS 2-02.2.1.A.20

6. The location, type, size and height of all existing and proposed free-standing signage must be shown.
DS 2-02.2.1.A.13
7. If free-standing outdoor lighting is proposed for this site, please detail on the site plan.
DS 2-02.2.1.A.25
8. The minimum width of the handicapped van-accessible parking aisle is 8 feet. Please revise dimension on the plan and add the slope of the handicap ramp.
ANS
9. Per DS 3-05.2.1.C.2.a, the stacking area for the drive through lane may not conflict with the PAAL and pedestrian circulation routes to and from the parking spaces to the east of the building. Clearly show and dimension the 6 stacking spaces required for drive-through. The length of a stacking space is 18 feet. DS 3-05.2.1.C.2.b requires that no more than two (2) car lengths of the drive-through lane be less than the minimum width of eleven (11) feet. Revise the plan to show compliance and demonstrate maneuverability in to the drive through.
DS 3-05.2.1.C.2
10. Wheelstops must be added to all parking spaces to the north of the building to prevent vehicles from striking and damaging the proposed CMU walls. DS 3-05.2.3.C.1

11. When the side of a parking space abuts any obstacle over 6 inches in height (such as the spaces in the northwest corner and northeast corner of the site), the required width of the space is 10 feet. Please dimension these spaces to be a minimum of 10 feet wide. DS 3-05.2.1.B.3

12. All applicable changes must be shown on the landscape plan.
