b) Revise all applicable site plan calculations to include the storage yard area. Per D.S. 2-02.2.2.B, when the proposed site is part of a larger site, the calculations encompass the entire site.

2. Clarify the principal use of the site. If the principal use of the business is general manufacturing then the use must be noted on the site plan as so, including the L.U.C. "subject to" sections associated with General Manufacturing (L.U.C. Sec. 3.5.5.1.B, .F, .G, and .H.). Per L.U.C. Sec. 6.3.4.6, Administrative and Professional Office is defined as a use, which provides administrative, consulting, management, and professional services to businesses and individuals.

3. Note the existing and proposed building height. If the height of the building has been increased as a result of the addition, the building setback to the street property line must comply with L.U.C. Sec. 3.2.6.4.5.A (The greater of 20 feet or 1 ½ times the building height).

7) The TEP transformer is not to be located within the required street landscape border. Per LUC 3.7.2-I utility services require screening and landscape borders.

8) All mechanical equipment must be screened from the street
per LUC Table 3.7.2-I. Revise the plan as necessary.

9) Identify ground surface materials proposed in the "future break area". Keynote 4 on Sheet AS1.0 indicates that the existing asphalt is to be removed. LUC 3.7.2.7

10) Revise the plans to include water harvesting areas per LUC 3.7.4.3.B. Any retention/detention basins must also be landscaped per LUC 3.7.4.3.A & DS 10-01.0.

11) A suitable barrier such as curbing is required to prevent vehicles driving onto unpaved portion of the site. DS 3-05.2.3.C. The vehicular use area is subject to the surfacing requirements of LUC 3.3.7.3.

12) Provide note or detail for the tree planters within the vehicular use area, indicating the minimum inside dimension. LUC 3.7.2.3.A.1.c
