Resubmittal Required: Site Plan

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

1. The solid waste container must be relocated (comment 5 from the first review). Relocate the container or obtain written approval from John Clark at the Department of Solid Waste Management for the proposed location. See DS 6-01 for solid waste location requirements.

2. Cut and fill quantities must be included on the plan. If fill quantities exceed 50 yards a Grading Plan and Grading Permit is required. If required, submit the Grading Plan and permit application with the next Site Plan submittal.

3. Show finish contours (or drainage arrows) on the plan indicating how the drainage will be directed around the building from the parking area.

CODE SECTION/ DEVELOPMENT STANDARD

1. Revise the zoning classification for the adjacent property to the north to R-2. Based on the propsoed building height of 21'2", the minimum building setback required for the north lot line setback is 15.875 feet, only 15 feet is being provided. D.S. 2-02.2.1.A.7

2. Add the lot boundaries and dimensions for the adjacent lots which are affected by the ingress/egress easement. In addition, demonstrate how the adjacent properties using this easement will have sufficient parking on their own. Include the fully dimensioned PAAL's and parking spaces for the adjacent lots. The proposed apartments do not provide sufficient vehicle parking for the adjacent properties. D.S. 2-02.2.1A.8/ D.S. 2-02.2.2.A.4

3. Provide a copy of the recorded pedestrian cross access agreement. The agreement must run in perpituity with both properties. D.S. 2-02.2.1.A.12

4. All requested changes must be made to the site and landscape plans. D.S. 2-07.2.1.A
