The following comments are based on the land use "Multi-Family Dwelling" in the R-3 zone. Per my telephone conversation with Glenn Bancroft, the use is not proposed as a Residential Cluster Project (RCP). Please remove any references to the RCP and revise all applicable calculations. 2. Note the legal description of the property. D.S. 2-02.2.1.A.2 3. Note the project address. D.S. 2-02.2.1.A.3 4. Sheet AS-1 indicates the proposed building height as 20 feet and sheets A-6, A-7, and A-8 show the building height as 21' 2". Revise the proposed building height on sheet A-2 as required. D.S. 2-02.2.1.A.6 5. Building setbacks to the property lines must be revised to be based on the maximum building height (21' 2"). D.S. 2-02.2.1.A.7 6. a) Revise the vehicle parking calculation to be based on "Multi-Family Dwelling 0-70 untis" in LUC Sec. 3.3.4. The number of vehicle parking spaces per dwelling unit is based on the number of bedrooms in each unit. Indicate by note the number of bedrooms in each unit. b) One (1) van accessible parking spaces is required. D.S. 2-02.2.1A.8/ D.S. 2-02.2.2.A.4 7. The bicycle parking calculation may not be verified for compliance until the correct vehicle parking calculation is provided. D.S. 2-02.2.1.A.4 8. Per D.S. 2-08, a minimum four (4) foot wide sidewalk must connect all areas of the development and must also connect to the pedestrian circulation path located in any adjacent street.
