SUMMARY: The residential site plans were received and reviewed by Engineering on March 10, 2003. Engineering does not recommend approval of the site plan until the following items are addressed.

SITE PLAN COMMENTS:
1) City of Tucson Development Standards (DS) Section No.2-02.2.1.A.15: The wash along the northeast side of the lot is also called out on FIRM panel 1619K. Delineate the FEMA special flood hazard area limits per this panel and label this wash (Camino De Oeste Wash) as Zone A on site plan.
2) DS Sec.2-02.2.1.A.22: Label the wash at northwest portion of site as an E.R.Z. Wash; label this area as a No Disturb Natural Area, or provide E.R.Z. submittal with drainage report discussing the floodplain and any proposed encroachment.
3) DS Sec.2-02.2.1.A.23: It appears that some contour lines are missing and some are not legibly drawn. Assure that all contours are drawn.
4) DS Sec.2-02.2.1.A: Scale of drawing shall be accurate for review purposes.
5) DS Sec.2-02.2.1.A.5: Lengths for property data are not scaleable. Clarify or revise data (lengths and area, if applicable) for property boundaries.
6) Land Use Code Article II Division 8 (LUC) Sec.2.8.1.10.A.1: After clarifying contour delineations, and adding any missing contour lines, update A.C.S. calculation.
7) DS Sec.2-12.2.3.A: Address the following proposed disturbed area:
a) Delineate and label the total proposed disturbed area;
b) Label any areas of future disturbance (i.e. future pool area or gazebo);
c) Show a calculation for the disturbed area in square feet and as a percentage of total lot area;
d) Dimension minimum distances from wash centerlines or top of embankments to the proposed disturbed area.
e) If the proposed disturbed area is more than 1 acre, the project is subject to the new NPDES requirements for NOI and Stormwater Pollution Prevention Plans, and you would need to contact Loren Makus, 791-4251 for submittal requirements.
f) LUC Sec.2.8.1.6.A.2.a.2: If not part of a subdivision, the lot must comply with Columns A, B, and D of Table 2.8.1-I. The amount of grading permitted is indicated in Column D of Table 2.8.1-I, based on the area of the lot, Column B.
8) LUC Sec 2.8.1.6.A.1: All areas of 15% or greater shall be delineated.
9) LUC Sec.2.8.1.7.C: Designate Natural Areas on the lot and exclude from development.
10) LUC Sec.2.8.1.6.A.2.a.1: Grading may occur within the buildable area and access to the buildable area.
11) DS Sec.2-02.2.1.A.33: Show location of existing fire hydrants within 300 feet of the site boundaries.
12) DS Sec.2-02.2.1.A.20: Show all existing easements and recordation information (docket & page), locations, widths, and purposes shall be included. If the easement is not in use, abandoned, or proposed for abandonment, so indicate.
13) DS Sec.2-02.2.1.A.32: Show refuse container location, size, and access thereto fully dimensioned.
