SUMMARY: The Site Plan, Grading-Paving Plan and Drainage Report were received by Engineering on April 1, 2003. Development Services Department Engineering Division has done a review of the site plan. Only the site plan sheet C-1 was reviewed. The site plan was not approved. Please address the following comments.

Site Plan Comments:
1) Provide fully dimensioned layout of handicapped and standard spaces including all of the dimensions (A-G) described in Table 1 of Development Standard No. 3-05.0. Provide typical space details for both standard and handicapped spaces. (DS 2-02.1.A.8)
2) Show how maneuverability requirements for access to the loading space and for solid waste service vehicles has been met. At the loading zone, provide three-foot curb setback for wall clearance. (DS 2-02.1.A.14 and 2-02.1.A.8.23)
3) Provide line of sight distances per DS 3-01.53 for MS&R Arterial Street 12th Avenue for existing and future sight visibility triangles. (DS 2-02.1.A.10)
4) Show drainage pattern flow arrows, any proposed finish floor elevation and finish grades on site plan. (DS 2-02.1.A.16)
5) Provide estimated cut and fill quantities. (DS 2-02.1.A.17)
6) Show existing contours on site plan. (DS 2-02.1.A.23)
7) Clarify the location of the pole for the pole mounted light fixture shown at the south parking area. The pole cannot be in a parking space including the area behind the wheel stop. (DS 2-02.1.B)
8) Label 12th Avenue as an MS&R street. (DS 2-02.1.A.19)
9) Show all easements with recordation information. (DS 2-02.1.A.20)
10) Show locations of sewer lines. (DS 2-02.1.A.20)
11) Show sidewalk scuppers on site plan in accordance with the drainage report. (DS 2-02.1.A.21)
12) Give dimensions for the water harvesting areas in accordance with the drainage report. (LUC 3.7.4)
13) Provide all details that are referenced on the site plan. (DS 2-02.1.B)
14) Update reference to project number. (T01CM00328).
15) Any landscaping plan shall show that no structure or vegetation shall be placed within sight visibility triangles at heights between 30 inches and 72 inches.

Revise the site plan to address all of these comments and resubmit two copies for review. Include a letter explaining how each comment has been addressed. A grading application submittal will be required. When the site plan is approved, submit application for a grading permit.
