03/31/2003 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.
CODE SECTION/ DEVELOPMENT STANDARD

1. a) Add the applicable "subject to" sections for the Residential Care Service land use class noted under LUC Sec. 2.3.5.2.
b) Note the proposed land use class for Neighborhood Recreation along with the applicable development designator and "subject to" sections as they are listed under LUC Sec. 2.3.5.2.E.1. Converting the old Residential Care Service building to Neighborhood results in a change of use requiring full code compliance for the existing building.
D.S. 2-02.2.1.A.31

2. a) Based on proposed building wall heights, the north lot line setback required is 10.31 feet, and the east lot line building setback required is 10 feet.
b) Label and dimension the west lot line building setback for the neighborhood recreation building. Based on the existing building height of 12.5 feet noted on sheet G1.1, a minimum building setback of 10 feet is required from the west lot line. If the setback does not meet the code requirement, a Lot Development Option (LDO) may be applied for to modify the building setback requirement. If an LDO is applied for, please note the LDO case number, date of approval, and any conditions imposed on the plan. For LDO information please contact Frank Podgorski at 791-5550.
D.S. 2-02.2.1.A.7

3. Indicate by note the slope of the handicap ramp. Maximum slope allowed by ICC/ANSI A117.1-1998 Section 405.2 is 1:12.
D.S. 2-02.2.1.A.8

4. Per D.S. 3-01.5.1.A.1, lines of sight may not be obscured between 30 inches and six (6) feet in height. Relocate the vehicle parking spaces which are located in the sight visibility triangles.
D.S. 2-02.2.1.A.10

5. All requested changes must be made to the site and landscape plans.
D.S. 2-07.2.1.A

6. Review of this plan by the Zoning Review Section may be done over the counter. Please contact Dan Castro to set an appointment.
