q The review checklist on Sheet G1.1 indicates that there is no sprinkler system. Sheet P1.1 indicates that a residential sprinkler system is to be installed. Which is it? Please coordinate.

q The review checklist on Sheet G1.1 indicates that the area is "unlimited". This is not true. The basic allowable area is 7,000 s.f. for a Type V-B, R-2 Occupancy building [2000 IBC Table 503].

ARCHITECTURAL:

q The eastern exterior wall of the building needs to have a 1-hour fire resistance rating [2000 IBC Table 602]. This wall is less than 10 feet from the property line per the site plan on Sheet X1.1. The glazing on this elevation appears to be under 10% of the walls area complying with Table 704.8. [Also you might check the titles for the East and West elevations on Sheet A2.1 - they appear to be reversed].

q Bedroom #3 needs to have an emergency escape window to the outside of the building [2000 IBC Sec. 1009]. There are 4 exceptions to this requirement, however as designed this building does not conform to any of the requirements for these exceptions.

q The emergency escape windows that are present on most of the bedrooms (W-1) do not have a minimum of 5 sq. ft. of net clear opening [2000 IBC Sec. 1009.2].

q Note and size all roof drains or scuppers on flat-roofed areas [1994 UPC Appendix D as amended by the State of Arizona].

STRUCTURAL:

q The graphic representation for hold-downs is weakly shown on Sheet A1.1. Please clarify (I can barely see that small little dot - only when I squint).

q Wood sill plates shall be foundation grade redwood or pressure-treated wood [2000 IRC Sec. R324].

q Note and specify the size, spacing and length of enbedment of anchor bolts for sill plates at all interior and exterior walls.

q Identify the connector being used at the post to slab and post to beam connections shown in the details on Sheet A5.1.

PLUMBING PLANS:

q There are no plumbing comments to be addressed.

MECHANICAL PLANS:

q There is a note on Sheet M1.1 at each mechanical fan coil/furnace unit that indicates to provide a round duct for outside air. Provide a calculation that indicates how much outside air is required by each unit.

ELECTRICAL PLANS:

q Island or peninsula counter tops shall have at least one receptacle outlet at each counter space with a long dimension of 24" or greater, and a short dimension of 12" or greater [2000 IRC Sec. E3801.4.2 and E3801.4.3]. The receptacle that is to be provided at the island counter needs also to have ground fault circuit interrupting protection [2000 IRC Sec. E3802].

q Arc-fault circuit interrupter protection needs to be provided in the bedrooms [1999 NEC Article 210-12].

ENERGY CODE:

q Call out on the plans the "U" values of the windows and doors in conformance with the energy calculations provided.
