Kleindale Road Code Upgrades For Accurate Products Site Plan Review Transmittal date: 1st Review - June 19, 2003 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Add to the site plan the legal description of the property. Per the assessor's information the site is comprised of two parcels. Per the drawing the site is depicted as one parcel. Please indicate if a lot combo has been processed. Provide documentation of the lot combo. If the lots have not been combined prior to approval of the site plan the lots will have to be combined by applying for a lot combo through the Pima County Assessor's Office and a lot combo covenant will have to be recorded. Please contact me for information regarding the lot combo requirements. The legal description of the combined lots will have to be added to the plan. DS 2-02.2.1.A.2 2. Indicate on the location map the City of Tucson/Pima County jurisdiction line. Add the Kleindale Street name. DS 2-02.2.1.A.4 3. Revise the zoning classifications adjacent to the project site. The zoning adjacent to the north, west, and east is C-3รข. DS 2-02.2.1.A.7 4. Under the code review checklist indicate the existing specific use as classified in the COT Land Use Code. It appears that general manufacturing is the specific principal use. If this is the principal use expansion of a non-conforming use in the C-3 zone is not permitted. Clarification of the specific operations and use of the site must be clearly stated on the plan. An interpretation of the use may be attained from the DSD Zoning Administrator in order to verify further LUC requirements. Contact Bill Balak at 7914541 ext. 1168 for information on how to request a "land use" interpretation specific to your operations. Further review will be made on the subsequent submittal. There is insufficient land use code information on the plans to determine what the specific use of the site is other than the parking calculations, which by today's code are for either office or general manufacturing use. Provide all necessary Land Use Code data information on the plan, such as specific parking calculations for the specific principal use, floor area ratio, building heights, loading zones, and bicycle parking. 5. On a site inspection conducted on June 19, 2003, it was noted that parking spaces have been placed in front of the buildings at 3807 and 3801 east Kleindale Road. The plan does depict these parking spaces. Per today's code all vehicle parking for a commercial use must be provided on site or within 600 feet of the site within a parking lot area that meets code. The parking spaces in front of the buildings are not allowed to back out onto the street or may not be placed within the city right-of-way or prohibit the pedestrian access.
