Grading Plan

1. A copy of the stamped approved Development Plan must be included in the submittal.

2. The wall on the south side of the basin is not called out in the keynotes or on the plan.

3. Sheet GR-3 Detail 5 please put the detail description under the detail instead of under the maintenance notes. Also show this detail location on the plan sheet GR-2.

4. The Development Plan shows contour elevations for the basin (73, 74, 75). Show on the Grading Plan.

5. Sheet GR-3 detail 8 says, "Possible opening in wall, see Grading Plan for location and dimensions". This is the Grading Plan.

6. Detail 5 shows rip rap on the street side (north side) of the basin. The plan sheet GP-2 shows the rip-rap on the south side of the basin (inlet). The plan also shows the rip-rap extending into the basin. The plans need to be consistent and show enough detail to facilitate future grading inspections. Properly locate all rip-rap areas. Provide details and dimensions.

The following items must be revised or added to the Storm Water Pollution Prevention Plan (SWPPP). Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: STORM WATER POLLUTION PREVENTION PLAN.

1. Provide identification of all operators and the areas over which each has control (Part IV.C.1) Where an operator is unknown (such as a yet to be determined general contractor) leave space for the identity to be supplied later.-- Specifically indicate which operator has control over plans and specifications; including the ability to make modifications to those plans and specifications. And which operator has day to day operational control of those activities at a project which are necessary to ensure compliance with a SWPPP for the site. (Part IX Definitions)

2. Have the operator who has control over plans and specifications; including the ability to make modifications to those plans and specifications sign the SWPPP certification.

3. Existing data on soils is provided on the site map, sheet SW-1, but it is not provided in the narrative. The information in the report/narrative must be consistent with the plan sheets/site map. Provide existing data on soils in the narrative. (Part IV.C.2.d)

4. In the narrative provide general location map showing and identify the receiving waters within 1 mile of the subject site, i.e. Alvernon Wash. Also identify the receiving waters on the location map on the site map. (Part IV.C.2.e)

5. Erosion and sediment controls shall be designed to retain sediment on site. If sediment does leave the site, off-site accumulation of sediment must be routinely removed to ensure no adverse effects on water quality. Include in the, "Maintenance and Inspection Procedures Section," routine off site perimeter inspections. (Part IV.D.2.c., Part IV.D.2.a)

6. The following records of stabilization must be maintained:
Dates when major grading activities occur. (Part IV.D.4.c.i)
Dates when construction temporarily or permanently ceases on a portion of the site. (Part IV.D.4.c.ii)
Dates when stabilization measures are initiated and completed. (Part IV.D.4.c.iii)

Include in the narrative an inspection form that includes the listed above items.

7. How does the site intend to control the generation of dust? Please address how the site will control dust generation in the narrative. (Part IV.D.8.b)

8. Include the location of on-site material, waste, borrow areas, and equipment storage areas on the site map (SWPPP Plan). (Part IV.C.3.e)

9. Revise the "Concrete Trucks" statement in the spill prevention section. If concrete trucks are not allowed to wash out or discharge surplus concrete on site, provide procedures that will be used to prevent the surplus and washout from becoming a pollutant elsewhere or designate an area on site that will be utilized for concrete washout.
