01/05/2004 | Doug Williams | ENGINEERING | REVIEW | Denied | SUBJECT: Olive Garden - Lot 5, Westpoint Crossing DATE: 7 January 2004 ACTIVITY NUMBERS: T03BU03081 SUMMARY: Engineering Section has reviewed the Grading and Drainage and Stormwater Pollution Prevention Plans received on 8 December 2003. Approval of the grading and drainage plan is not recommended at this time. Please address the following comments: 1. Retention/detention basins within the City of Tucson must have a minimum of one maintenance access ramp. The City of Tucson's Standards Manual for Drainage Design and Floodplain Management (Development Standard 10-02.0), Section 14.3.4, states that, "a minimum of one 15-foot wide vehicular access ramp shall be provided into each basin. The maximum roadway or access ramp slope shall not exceed 15 percent. Alternate means of access will be reviewed by the City Engineer on a case-by-case basis". Please depict an appropriate ramp on the grading plan, addressing this requirement. 2. Clearly delineate limits of grading on sheet C-2. 3. There's a note on C-1 referring the reader to sheet C-6 (not in package) - please remove or revise the note, or provide the sheet with each set. 4. Add a general note that grading shall be in conformance with the 2000 International Building Code (IBC) - Local amendment. This is available at: http://www.ci.tucson.az.us/dsd/2000_IBC_Amendments.pdf 5. The Grate "INV E" (southwest of the building) is 22.0 on the DP and 20.0 on the Grading plans - please check/revise as necessary. 6. Keynote 12: Please change "guardrail" to barricade railing, per PC/COT SD 105, (unless a guard rail is intended here). Barricade railings are 42" min. in height and are generally acceptable in meeting the "safety barricade" requirements for detention/retention basins. Please provide a minimum of 2 sets of grading and drainage plans in a resubmittal If you have any questions, I can be reached at 791-5550, extension 1189 or Dwillia1@ci.tucson.az.us Douglas Williams Sr. Engineering Associate Engineering Division Development Services Department |
