Desert Arbors Street Grading Plan T03BU03042 (First Review) T13S, R15E, Section 32 RESUBMITTAL REQUIRED: Grading Plan and Drainage Statement The Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. A separate set of grading plans are required. After approval of the grading plan, one set will filed under the grading permit number, hence the requirement of a separate set of plans. 2. Please submit Grading plans clearly marked "GRADING PLAN" and also showing the entire project site. The Details provided for the Entry/Ramada and the other features are desired. 3. The Grading plan cannot be approved until the Site plan is approved. 4. Please include a response letter to the comments along with the corrected copies with re-submittal. 5. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting" 6. Please include the area of disturbance to determine Stormwater prevention plan status. 7. List administrative address/site address on plans. 8. Provide a Location Map (3" = 1 mile) 9. Use Engineering Scale only. 10. Show all symbols in the legend. 11. List all Cut and Fill quantities in cubic yards. If both are 0 cy, please list. 12. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. Location of the scuppers are, but not limited to, the asphalt paths and the Ramada area. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice. 13. Show all limits of grading. 14. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 15. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation). Is the rip-rap along Essel Drive existing? 16. Slopes of 3H: 1V require hand placed riprap. 17. Slopes of 2H: 1V or greater require grouted riprap. 18. Cut or fill slopes require a 2' minimum setback from property line. 19. Flow arrows, grades and flow rates within and adjacent to site to show drainage scheme. 20.
