Approval of the grading plan is not recommended at this time. Please ensure all changes/revisions made to the Grading/Paving Plan is consistent with the site and landscape plans. The following comments must be addressed: GRADING/PAVING/DRAINAGE PLAN: 1. Please see site plan condition of approval regarding the sidewalk tie-in at the western Irvington Road access point. Revise the onsite sidewalk to depict an appropriate intersection with the Irvington Road sidewalk, ensuring a maximum 3:1 lateral transition at this location and at the southern Liberty Avenue curb access ramp, in accordance with Development Standards 3-01.3.3 B 1 (d) & 2-08.0 (fig. 3). 2. Clarify callout note "N" location at this tie-in (sheet C-2). The note should direct the reader to the access ramp east of the driveway area. 3. The grading plan indicates a 21' eastern parking area access lane (PAAL) width, with approximately 45' from the east property line to the building, whereas the site plan dimensions a 24' PAAL with 49' dimensioned from east property line to the building. Please revise the grading plan as necessary, to correspond with the site plan, demonstrating a minimum 24' wide PAAL width. 4. Please clarify the proposed sidewalk dimensions on the east side of the classroom - the site plan identifies a 6-foot wide concrete pad and the grading plan labels a 4-inch sidewalk. 5. Identify and/or provide in the legend, notation for the apparent barrier encircling the classroom on the east and north sides. 6. Please revise Section A-A, sheet C-2 to conform to the site plan. 7. Please clarify the spot elevations provided (78.80) at the southwest corner of the proposed kitchen. A cross-section with elevations and dimensions provided, depicting the kitchen, amphitheater area and parking area may help clarify proposed line and grade in this area. 8. Revise/correct the sidewalk elevation (75.0) and the slope percentage provided (7.4 %) for the sidewalk and concrete porch area at the southwest corner of the classroom building. Please ensure all changes to sidewalk and nearby exterior grades in response to structural review comments are indicated on the grading plan (sheet C-1). 9. Clarify or revise plan grade keynote 2 and spot elevations - this curb has been omitted for basin maintenance access purposes. Please indicate depressed curb notation with grades, or curb terminal sections in this area. 10. Remove the note "EXISTING 36' DRIVE TO REMAIN" along Irvington Road, north of the detention basin. 11. Correct the gunite weir callout note to refer the reader to sheet C-1. 12. Revise or clarify callout note J (existing signs to remain?) in the new Liberty Avenue sidewalk area. 13. Please provide water harvesting area spot elevations. Note the curb inlet elevation of 73.20 at the Liberty Avenue entrance. Provide a revised Grading/Paving plan addressing the comments above and a detail for BMP-59 for each copy of the SWPPP (preferably on Sheet C-4).
