Approval is not recommended at this time. Please ensure all revisions made to the Grading/Paving and Site Plans are consistent on all applicable sheets. The following comments must be addressed: SITE PLAN: 1. The Site Plan must reflect all proposed improvements related to this development, including the basin outlet structure and scupper, fully labeled (see summary, above); 2. Revise the east return at the west egress location so that the curbing transitions into the curb access ramp; 3. A minimum of eighty (80) feet between pavement edges is required, in accordance with the City of Tucson's Transportation Access Management Guidelines, Section 5.4 (adopted by Mayor and Council March 17, 2003). The westerly egress discussed in item 1 must meet this minimum distance from Liberty Ave. edge of pavement (NOTE: onsite curbing south of the access ramp may need to be revised or omitted in order to fully address this requirement); 4. Label all new access ramps to be constructed in accordance with appropriate PC/COT Standard Details; 5. Revise the east return at the eastern ingress/egress to transition into a curb access ramp and label accordingly, while maintaining the minimum 25' return radii and a 24' driveway width; 6. Depict and label removable bollards at the basin maintenance access locations for limited accessibility/safety purposes, per Pima County/City of Tucson (PC/COT) Standard Detail 107. GRADING and STORMWATER POLLUTION PREVENTION PLAN (SWPPP): 1. Depict and label removable bollards at the basin maintenance access locations for limited accessibility/safety purposes, per Pima County/City of Tucson (PC/COT) Standard Detail 107 (sheets C1 & C2); 2. Specify material to be used for basin outlet dissipation at the weir outlet, fully dimensioned and labeled; 3. Include a note that grading shall be in conformance with the 2000 International Building Code (IBC), local amendment (Chapter 36); 4. Provide cross sections for each perimeter with minimum 2' setbacks dimensioned from property lines (2000 IBC, Section14); 5. The SWPPP text (Part IV D 4) states that outflow from the project will exit through a hay-bale barrier then into the offsite catch basin, thus protecting the off-site box culvert from stormwater outflow. Please revise or clarify the intent of this paragraph, ensuring consistency with the drainage report; 6. Provide signed Owner/Operator and day-to-day Operator/Contractor certification statements with the text (Part IV J); 7. Remove Appendix B - this section appears to apply to a different project; 8. Provide copies of the signed Notice(s) of Intent forwarded to ADEQ, with the text; Provide 3 copies of the SWPPP and text with a resubmittal, addressing all comments listed above. Provide a revised Site Plan, Grading/Paving plan and SWPP plan and a response letter addressing the comments provided above.
