Grading Plan T03BU02766 (Second Review)
T14S, R14E, Section 24
RESUBMITTAL REQUIRED: Grading Plan, Drainage Report and SWPPP.

The Grading Plan (GP), Drainage Report (DR) and (SWPPP) Storm Water Pollution Prevention Plan cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies with the re-submittal. The response letter also included responses from the Site plan comments, however the Site plan was not included in the submittal package for review. Therefore this is a GP review only.
2. The Grading plan and Site plan are two different entities. Each plan requires its own activity number. The plans can be submitted separately or together and bearing the pertinent information. The plans however way you decide to submit them, will require two sets for each activity number.
3. The submittal package also only included 1 copy of the SWPPP. (3) are required.
4. Please direct drainage from the portion of the lot that displays automobiles into the 6" depressed landscaped areas. It has been brought to my attention that minor washing of automobiles may drain into the storm drains and this causes an unsanitary situation. Revise as possible.
5. The GP cannot be approved prior to the approval of the Site plan.
6. A separate permit is required for any walls on the property.
7. Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23. Please call out benchmark as COT.
8. Because of the amount of data on the GP perhaps a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. This note is not a requirement, only a suggestion.
9. The Grading plan cannot be approved until the required criteria has been met outlined in Section 13 of the 2000 IBC - Concerning the proposed use of fill greater then 2' in the outer 100' of the property line.

Drainage report:
1. The Drainage report is conditionally accepted upon the receipt of a second DR. There was only one DR in the submittal package.
