07/18/2005 DOUG WILLIAMS ENGINEERING REVIEW Denied SUBJECT: Grading review - 2951 W. Salvia Dr.
REVIEWER: Doug Williams
DATE: 18 July 2005
ACTIVITY NUMBER: T03BU02601-R

SUMMARY: Engineering Division has reviewed the subject grading plan, and approval is not recommended at this time. Please address all comments provided below:

1. Please remove or block out the Architects seal/signature or obtain and provide written permission for the revisions/alterations proposed on the grading plan.
2. Provide cross-sections for the three perimeters of the proposed fill area, fully labeled and dimensioned with elevations, slopes (H:V), existing and/or proposed slope treatments (such as hand-placed riprap), and property lines - preferably to an engineering scale such as (1"= 10' or 20').
3. Please Revise General Grading Note # 2 to reference conformance to "Development Standard 11-01.0 (Excavation and Grading)".
4. Refer to Development Standard 11-01.9.3 (Setbacks), and assure all minimum setback requirements are met - clearly dimensioned in the applicable cross-sections.
5. Revise the slope symbols or arrows to indicate drainage in the directions intended.
6. Omit notation for access from the adjacent Park/City property.
7. Remove/revise silt fencing and grading limit callout notes.
8. Provide estimated earthwork (fill) quantity in cubic yards (for grading permit fee purposes).
9. Provide minimum compaction note(s) or requirement(s) for all fill areas.
10. Slope recommendations in the Geotechnical Engineering Report for Montage Vista Phase 2, signed/sealed by Lyle M. Tweet, P.E. (14 Jan. 2004), state that slopes steeper to 2.5:1 (H:V) require additional analysis. Please provide professional geotechnical analysis/recommendations for slopes exceeding these criteria, or revise the plans accordingly.
