Please address the following review comments prior to the next submittal. Grading Plan: 1. A separate Grading submittal for M&I Bank will be required. The site for the M&I bank must function by itself and not be dependent on a future phase (Lot 4). Provisions for or completing the drainage structure on the North property line of Lot 4 must be included on the bank phase. Also see note 11. 2. Please include a response letter to the comments along with the corrected copies with re-submittal. 3. Differential grading for this project exceeds the maximum 2' allowed in Section 13 of the IBC 2000. Please revise per plans to reflect code. 4. The setback to the toe of any fill slope is ½ the height of the slope that the is adjacent to the property line per 2000 IBC Section 14.3. Please revise plans. 5. Add the date of the soils report to note 17 of "Grading and Paving General Notes". 6. Per the SCZ review, Cut or fill slopes located in the SCZ shall be no greater than 3:1 per L.U.C. Sec. 3.7.5.2.E. Please revise. 7. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting" 8. Modify the existing basin maintenance responsibility note per 2.3.1.6 C 1 and 2. 9. List administrative address/site address on plans. 10. Complete the Activity No. on plans, T03BU02178. 11. Show Phase numbers and delineate. Each phase must function independent of future phases. 12. Delineate 100-year W.S.E.L. and floodplain. 13. Show the 100-year flood peak discharge. 14. Call out peak discharges entering and exiting the site. 15. Provide slope protection for the discharge at the SW corner spillway (onto the adjacent property basin). Drainage report: 1. Provide a statement in the DR that you have reviewed and agree to the data from the previously approved DR. 2. Please show the project address on the cover of the Drainage report. 3. The Drainage report has been conditionally approved. Stormwater pollution prevention plan: NOTE: This review was done independently of any other review/SWPPP performed previously. Site Map 1. Show, on the site map, directions of stormwater flow (e.g., use arrows to show which ways stormwater will flow) and approximate slopes anticipated after major grading activities. (Part IV.C.3.a). Show drainage arrow for Lot 5B. 2. The SWPPP is conditionally approved. |
