GENERAL COMMENTS:

1. This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.


ARCHITECTURAL COMMENTS:

Sheet T-1

1. The proposed Ramada is assembly occupancy A-5. Please identify that on the drawing. Reference IBC Section 303.

2. The occupant load for the proposed Ramada is calculated to be 540/15 = 36. Please identify that on the drawing. Reference IBC Section 1003.2.2.

3. The project roof area of the proposed open building Ramada is the 540 s.f. Please correct the 560 s.f. area shown on the drawing. Reference IBC Section 1002.

4. Roof projections are measured from the face of building floor area. Accordingly, the separation distance from the existing building to the face of the proposed Ramada roof shall be not less than 20 feet in order for the open building to qualify as a Type V-B construction with no perimeter opening protection. Please review and clarify on the drawing. Reference IBC Sections 704.2 and 704.8.

5. Although not identified on the drawing, it is reasoned that the existing 3-story R-2 apartment building total allowable area, reported as 92,266 s.f, was determined with the inclusion of an automatic sprinkler system. The Ramada, shown within a court area, may also be required to have automatic sprinklers. Please review and clarify allowable building area calculation and required construction on the drawing. Reference IBC Sections 503.1.3 and 903.2.8.


STRUCTURAL COMMENTS:

The structural portion was reviewed and accepted.


PLUMBING COMMENTS:

Sheet T-1

1. No comment, except if automatic sprinklers are required for the Ramada, then the associated plumbing water supply shall be identified on the drawing.


MECHANICAL COMMENTS:

The mechanical portion was not a part of this review.
