Please address the following review comments prior to the next submittal. Grading Plan: 1. The Grading Plan will be approved when the Development plan approved. As per my conversation with the representative from RHL Architects, a revision is necessary to the Development Plan. Please resubmit the grading plan when the changes are made to reflect the Development plan. A review of the other comments will be done on this current submittal. 2. Please include a response letter to the comments along with the corrected copies with re-submittal. 3. Remove note no. 2 under the legend regarding additional drywells. 4. Remove Grading and Drainage Note no. 5 since the drainage submittal did no recommend a finished floor elevation. 5. Remove Grading and Drainage Note no. 8 since there is set finished floor in the plain that has to be certified. 6. Add to Grading and Drainage Note no. 10: Contact Permit and Codes @ (520) 791-5100 for permit information. 7. Please revise Grading and Drainage Notes No.s 13, 14 and 17 to reflect the Development Plan basin changes. 8. Please revise General Notes No.s 7 through 11 to reflect the Development Plan basin changes. 9. Remove Retention Basin Inspection and Maintenance note. 10. Provide wheel stops on plan view and on the typical section 7 on sht. C4, see construction note 17 on sht. C2. 11. Remove Construction Note no. 14, 15, 16, 20, 22, 27, 29 on sht. C2. 12. Add note to remove existing curb at the new SW enterance. 13. Update typical section 8 on sht. C4 to reflect the Development Plan basin changes. 14. Revise typical section 7 on sht. C4 to reflect the depressing the areas between the curb and property line (on-site) a maximum of 6" for water harvesting, addition of the wheel stops and the inverted section of the P.A.A.L. 15. A Stormwater pollution prevention plan is required. Contact Paul P. Machado at 791-5550 x1193 for additional information. Please revise the SWPPP plan that was submitted, however please note that all comments listed may not be applicable to this project. Please note these for future submittals. Drainage report: 1. Reviewing the excessive amount of time the basin will take to percolate and the requirements to provide either an engineered basin or to enlarge the basin to percolate within the allotted time are excessive. Considering that the existing conditions were impervious and that no retention was required, it will be allowed to depress the areas between the curb and property line (on-site) a maximum of 6" for water harvesting. 2. Signed copy of Notice of Intent (NOI); (Part III.F) Each operator is responsible for submitting the original of the NOI to ADEQ. Per previous comment. 2. Signed project manager/owner certification and contractor's certification (if available) (Part IV.J.1) After review, two packets will be returned to you, one must be retained on the job site, the second is for your records. The third remains with the City for review and inspection purposes. The Plan Cover sheet should contain: 3. Owner's/Developer's name, address, & phone number, email 4. Engineer's name, address, & phone number, email, please edit the contact person. 5. In the legend for the I.P, BMP no. 73 is called out, please include BMP no. 73 on plans. 6. SWPPP Requirements: General Project Information: 1. Provide general location map showing and identifying receiving waters within 1 mile (Part IV.C.2.e), the receiving waters is the Rillito Wash, per previous comment. 2. Include a copy of the AzPDES permit and the NOI on forms provided by ADEQ. (Part IV.F) Each operator is responsible for submitting a completed NOI to ADEQ and to the City of Tucson. Per previous comment. 3. Please edit the site area to match the Development plan. Assessment of Potential Impacts: 1. Identify the name of nearest receiving waters and the a real extent and description of any wetlands that will be disturbed or receive discharges from disturbed areas of the project. (Part IV.C.4). Per previous comment. BMP Selection: 1. Describe controls to comply with applicable federal, state or local requirements. (Part IV.G) Please edit note no 1. under the Construction Activity Descriptions by removing the reference to Maricopa County. 2. Describe good housekeeping practices to prevent litter, construction debris, and construction chemicals from leaving the site (Part IV.D.3) 3. Include statement that the project is in compliance with all applicable federal State, or local requirements. (Part IV.G) Erosion Controls: 1. In areas where construction has temporarily or permanently ceased, stabilization measures must be implemented within 14 days. (Part IV.D.4.b) If construction will resume within 14 days, then no stabilization measures are needed. (Part IV.D.4.b.i) Please include statement on plan.
