Please resubmit the grading plan when the changes are made to reflect the Development plan. 2. Please include a response letter to the comments along with the corrected copies with re-submittal. 3. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting" 4. List administrative address/site address on plans. 5. List subdivision or Development number. 6. Provide a Location Map (3" = 1 mile). List Township, Section, Range and a short legal description. 7. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed. 8. All proposed fill to conform to Section 13 of the 2000 IBC - Address grade differential of proposed lot grades from the existing buildings adjacent to the graded site - 2' minimum setbacks from top and toe of cut or fill slopes. Drywells have only been used as last resort to areas that are not meeting expected infiltration rates. It appears as if dry wells have not been as successful a solution as expected and therefore tend not to be the best consideration and are highly discouraged. Other issues include: the need to get a state permit (for recharge issues); recharge near landfills (closed or current); maintenance and installation costs. See also Tucson Code Sections 26-10(c), 27-73, and other water facility codes. Essentially, we would prefer to review drainage designs without drywell(s) and if, after construction, infiltration rates are not meeting expected values, we may consider drywells as a last resort if other drainage design considerations have been exhausted. This comment was also made on the Development plan resubmittal. 2. Maximum disposal times of stormwater runoff are 12 hours per COT Stormwater Detention/Retention Manual 3.5.1.1.
