Approval is not recommended at this time. The following comments are offered: 1. The approved drainage report incorporates required retention/detention basins on this site, in accordance with balanced basin flow attenuation requirements outlined in the City of Tucson's Standards Manual for Drainage Design and Floodplain Management (SMDDFM) and Pima County/City of Tucson Stormwater Retention/Detention Manual - Development Standards 10-01.0 and 10-02.0. Subsequent revisions to the site plan appear to negate this drainage basin requirement and may not be approved as such. Please revise the grading plan to demonstrate conformance to the drainage report; 2. Provide General Excavation and Grading notes, with reference to the 2000 International Building Code (IBC) for excavation and grading requirements; 3. Depict the limits of grading on Sheets SP1 and SP 2; 4. Please refer to Figure 4 of the drainage report for cross sections A-A through E-E - these cross sections are recommended to be incorporated into the grading plan details to ensure accurate grading and construction dimensions and elevations necessary for the vehicle storage bays and retention/detention basin drainage scheme, as approved in the drainage report; 5. Provide a cross-section for the swale east of the temporary office, fully labeled and dimensioned. Include finished pad grades and the floor elevation for the modular office on the plan, and or within the cross section; 6. Figure 4 (Onsite Drainage Plan) of the drainage report depicts flows exiting the parking area immediately east of the new office building (CP D), yet grades on the plan sheet (SP2), indicate a directing of this flow to the east, adjacent to the temporary office, into the swale. Please ensure the grading plan drainage scheme matches the developed conditions drainage scheme at this, and all other locations; 7. See also NPDES comments. Please address all of the above comments.
